Best Calgary Neighbourhoods for Families (2026)
By Ben Sweet, Ben Sweet & Associates (Real Broker) · Updated October 26, 2026
For most families, my top Calgary picks in 2026 are Tuscany, Varsity, Signal Hill, Lake Bonavista, Evergreen, Cranston and Auburn Bay, with Bridlewood and Evanston as the value picks and Altadore if you want inner-city walkability. Each has several schools or a school inside the community and real green space nearby, and CREB's September 2026 detached benchmark prices run from $570,900 in Bridlewood to $1,253,300 in Altadore. The right one for you comes down to budget, commute and which schools your exact address is designated to.

How did I choose these Calgary neighbourhoods?
I've helped a lot of Calgary families find the right community over the last 25 years, and the same four questions decide it almost every time: Can we afford a house we like? Are there good schools close by? How bad is the commute? Is there somewhere for the kids to play? So I looked at each community the same way:
- Price: CREB's September 2026 benchmark prices for that community
- Schools: the schools physically located inside the community boundary, from the City of Calgary's open data
- Commute: road distance to downtown and the nearest CTrain station
- Parks: the regional and district parks in or beside the community
I haven't ranked schools. School quality is personal, and your designated school depends on your exact address, not just the community. Always confirm with the CBE Find a School tool or the Calgary Catholic School District before you buy.

Is Tuscany a good neighbourhood for families?
Tuscany is one of the most popular family communities in the NW, and for good reason. It has its own CTrain station, four schools inside the community and a big natural ravine running through it.
- Price: detached benchmark $769,400, all-residential benchmark $679,300 (CREB, September 2026)
- Schools inside: Eric Harvie School (CBE, elementary); Twelve Mile Coulee School (CBE, elementary & junior high); Tuscany School (CBE, elementary); St. Basil Elementary/Junior High School (Catholic, elementary & junior high). Tuscany School offers Early French Immersion from Kindergarten to Grade 5 (CBE).
- Commute: about 20 km by road to downtown; Tuscany Station on the Red Line is about 1.5 km from the community's centre
- Parks: 12 Mile Coulee Park, plus the North and South Tuscany Ravines (City of Calgary parks data)
The trade-offs: it's on the far NW edge of the city, so driving downtown at rush hour on Crowchild Trail takes patience. Many homes are old enough that roofs, furnaces and windows may be coming due. Ask about the residents' association fee.
Best for: families who want a complete suburb with transit, quick access to the mountains and schools within walking distance.
Is Varsity a good area for families in Calgary?
Varsity is an established NW community next to the University of Calgary with more schools inside its boundary than any other community on this list.
- Price: detached benchmark $893,300, all-residential benchmark $548,700 (CREB, September 2026)
- Schools inside: Varsity Acres School, Marion Carson School and F. E. Osborne School (CBE); St. Vincent de Paul (Catholic, elementary and junior high); École Terre des Jeunes (Francophone); and a charter school campus on Research Road (City of Calgary schools data)
- Commute: about 12 km by road to downtown; Dalhousie Station is about 1.2 km from the community's centre and Brentwood Station about 2 km
- Parks: Bowmont Park and Dale Hodges Park along the Bow River, and Varsity Ravine Park (City of Calgary parks data)
The trade-offs: many homes are older and may need updating, and there's a lot of condo and townhouse stock, which is why the all-residential benchmark sits well below the detached one. Crowchild and Shaganappi traffic is busy.
Best for: families who want a central, established neighbourhood with lots of school choice and a short commute.
Is Signal Hill a good neighbourhood for families?
Signal Hill in the west has hilltop views, big shopping right next door and two CTrain stations close by.
- Price: detached benchmark $944,800, all-residential benchmark $635,900 (CREB, September 2026)
- Schools inside: Battalion Park School (CBE, elementary). Ernest Manning High School is just outside the community
- Commute: about 11 km by road to downtown; 69 Street and Sirocco stations on the Blue Line are both about 1.8 km from the community's centre
- Parks: Battalion Park and the Strathcona Ravines, with Griffith Woods nearby (City of Calgary parks data)
The trade-offs: only one school sits inside the community, so check designations for every grade you need. Detached prices are among the higher ones on this list, and Sarcee Trail and Stoney Trail bring traffic.
Best for: families who want west-side living, quick mountain access and a commute that isn't painful.
Is Altadore a good place to raise a family in Calgary?
Altadore is the inner-city pick: walkable, close to downtown and right beside the Elbow River pathway system.
- Price: detached benchmark $1,253,300, all-residential benchmark $887,200 (CREB, September 2026)
- Schools inside: Altadore School (CBE, elementary), Dr. Oakley School (CBE), Alternative High School (CBE) and Rundle College Academy (private) (City of Calgary schools data)
- Commute: about 6 km by road to downtown, the shortest on this list; 39 Avenue Station is about 2.8 km away
- Parks: River Park and Sandy Beach Park along the Elbow, plus Glenmore Athletic Park nearby (City of Calgary parks data)
The trade-offs: it's the most expensive community on this list, many detached homes are new infills on narrow lots, and you may live beside construction for a while. Yards are smaller than in the suburbs.
Best for: families who'd rather spend time at the park than in the car, and can stretch the budget for it.
Is Lake Bonavista a good neighbourhood for families?
Lake Bonavista is Calgary's original lake community, and it backs onto Fish Creek Provincial Park.
- Price: detached benchmark $995,200, all-residential benchmark $754,300 (CREB, September 2026)
- Schools inside: St. Boniface Elementary School (Catholic, elementary); Lake Bonavista School (CBE, elementary); Andrew Sibbald School (CBE, elementary); St. Bonaventure School (Catholic, junior high); Sam Livingston School (CBE, elementary); Nickle School (CBE, elementary & junior high). Lake Bonavista School offers a CBE Montessori program for Kindergarten to Grade 6.
- Commute: about 14 km by road to downtown; Canyon Meadows Station is about 1.3 km from the community's centre
- Parks: the lake, plus Fish Creek Provincial Park along the community's edge
The trade-offs: most homes are older and many need updating, and lake access comes through a residents' association with an annual fee. Macleod Trail and Anderson Road get busy.
Best for: families who want lake life, a big park on the doorstep and an established community with six schools inside it.
Is Evergreen a good area for families in Calgary?
Evergreen is a quiet SW community that borders the west end of Fish Creek Provincial Park.
- Price: detached benchmark $725,600, all-residential benchmark $596,400 (CREB, September 2026)
- Schools inside: Evergreen School (CBE, elementary); Our Lady of the Evergreens Catholic School (Catholic, elementary); Dr. Freda Miller School (CBE, elementary); Marshall Springs School (CBE, elementary & junior high)
- Commute: about 23 km by road to downtown; Fish Creek–Lacombe and Shawnessy stations are both about 3 km from the community's centre
- Parks: Fish Creek Provincial Park along the community's edge
The trade-offs: it's a long way from downtown, and most residents drive to the CTrain. Marshall Springs covers junior high, but there's no senior high school inside the community, so check high school designations.
Best for: families who want a calm, mid-priced suburb with a provincial park next door.
Is Bridlewood a good affordable neighbourhood for families?
Bridlewood is the value pick on this list: the lowest detached benchmark here, with four schools inside the community.
- Price: detached benchmark $570,900, all-residential benchmark $493,400 (CREB, September 2026)
- Schools inside: Bridlewood School (CBE, elementary); Monsignor J. J. O'Brien (Catholic, elementary and junior high); Glenmore Christian Academy elementary and junior high (private) (City of Calgary schools data)
- Commute: about 21 km by road to downtown; Somerset–Bridlewood Station is about 3 km from the community's centre
- Parks: Bridlewood Wetlands and Radio Tower Wetlands, and Fish Creek Provincial Park about 1 km away
The trade-offs: it's far from downtown and from the newer shopping in the south. Many homes are not new, so updates may be coming due.
Best for: first-time move-up families who want a detached home and good school access at a lower price.
Is Auburn Bay a good neighbourhood for families?
Auburn Bay is a newer SE lake community with five schools inside it and the South Health Campus hospital and the YMCA at Seton next door.
- Price: detached benchmark $780,800, all-residential benchmark $623,500 (CREB, September 2026)
- Schools inside: St. Gianna School (Catholic, elementary); Bayside School (CBE, elementary); Lakeshore School (CBE, elementary & junior high); Auburn Bay School (CBE, elementary); Prince of Peace School (Catholic, elementary & junior high)
- Commute: about 29 km by road to downtown, and there's no CTrain station nearby (the closest is about 8 km away)
- Parks: the lake, plus the Mahogany and Copperfield greenways nearby (City of Calgary parks data)
The trade-offs: the commute is the big one. Deerfoot Trail and Stoney Trail at rush hour can be slow, and you'll drive almost everywhere. Lake access comes with a residents' association fee.
Best for: families who work in the south or southeast, or work from home, and want new-ish homes, a lake and the hospital close by.
Is Cranston a good place to live with kids?
Cranston sits on the ridge above the Bow River and borders the east end of Fish Creek Provincial Park.
- Price: detached benchmark $742,600, all-residential benchmark $602,100 (CREB, September 2026)
- Schools inside: Sibylla Kiddle School (CBE, elementary); Our Lady of the Rosary School (Catholic, elementary); Christ the King Catholic School (Catholic, elementary & junior high); Cranston School (CBE, elementary); Dr. George Stanley School (CBE, elementary & junior high)
- Commute: about 29 km by road to downtown; no CTrain station nearby (the closest is about 7 km away)
- Parks: Fish Creek Provincial Park and the Bow River pathways along the community's edge
The trade-offs: like Auburn Bay, the commute is long and car-dependent. It's a big community, so the walk to school varies a lot street to street. Ask about the residents' association fee.
Best for: families who want trails and river valley on the doorstep at a mid-range price.
Is Evanston a good neighbourhood for young families?
Evanston is a newer north community with a younger feel and prices below the city's detached benchmark.
- Price: detached benchmark $681,300, all-residential benchmark $590,400 (CREB, September 2026)
- Schools inside: Our Lady of Grace School (Catholic, elementary & junior high); Kenneth D. Taylor School (CBE, elementary); St. Josephine Bakhita School (Catholic, elementary)
- Commute: about 23 km by road to downtown; no CTrain station nearby (Dalhousie is about 8 km away)
- Parks: Sage Hill Natural Area next door and the Carrington greenway (City of Calgary parks data)
The trade-offs: there's no CBE junior high or high school inside the community, so older kids may be bussed. It's still car-dependent, and Stoney Trail and Symons Valley Road carry heavy traffic.
Best for: young families who want a newer detached home with a yard for less than the city benchmark.
How do I find out which school my Calgary address goes to?
Every Calgary address has a designated school for each grade, and those designations can change as new schools open. Before you write an offer:
- Enter the exact address in the CBE Find a School tool for public schools.
- Check the Calgary Catholic School District's school locator if you're considering Catholic schools.
- Ask whether there's bussing, and what it costs.
- For French Immersion, Montessori or other alternative programs, check whether there's a lottery or waitlist.
I check designations on every home I show to families, so you don't fall in love with a house in the wrong boundary.
Which Calgary neighbourhood is right for my family?
- Shortest commute: Altadore, then Signal Hill and Varsity
- Best value for a detached home: Bridlewood, Evanston
- Lake living: Lake Bonavista, Auburn Bay
- On Fish Creek Park: Lake Bonavista, Evergreen, Cranston
- Walk to a CTrain station: Tuscany, Varsity, Lake Bonavista
- Most schools inside the community: Varsity (9), Lake Bonavista (6)
Tell me your budget, where you work and your kids' ages, and I'll send you a short list of communities and the homes for sale in them this week. Call or text 403-774-7447 or email hello@allcalgarylistings.com.
