Calgary Home Prices by Community: What's My Home Worth Right Now?
By Ben Sweet, Ben Sweet & Associates (Real Broker) · Updated October 26, 2026
According to CREB's latest monthly report (September 2026, published October 1, 2026), the benchmark price in the city of Calgary was $566,700 for all residential homes and $739,400 for a detached house, both slightly under a year earlier. Where you live matters more than the city average: detached benchmarks ran from $476,200 in the East district to $993,700 in the West, and from about $448,000 (Dover) to over $1.3 million (Discovery Ridge) among the communities below. To know what your own home would sell for, you need a comparative market analysis built on recent nearby sales, and I'm happy to do one for you.

What is the average home price in Calgary right now?
Here are the city of Calgary numbers for September 2026, straight from the CREB Calgary Monthly Stats Package.
| Property type | Benchmark price | Change vs Sept 2025 | Median price | Average price |
|---|---|---|---|---|
| All residential | $566,700 | −0.82% | $574,444 | $646,198 |
| Detached | $739,400 | −0.95% | $686,750 | $823,483 |
| Semi-detached | $685,200 | +0.09% | $585,000 | $686,328 |
| Row / townhouse | $412,400 | −5.54% | $405,000 | $432,178 |
| Apartment condo | $291,400 | −8.28% | $288,000 | $318,759 |
Notice how far apart the three price measures are. The average ($646,198 for all homes) gets pulled up by expensive sales. The median is the middle sale. The benchmark is CREB's estimate for a typical home with standard features, and it's the best number for tracking whether prices are actually rising or falling.
Are Calgary home prices going down in 2026?
Slightly, and it depends a lot on what you own. In September 2026 the all-residential benchmark was down 0.82% from a year earlier. Detached and semi-detached homes were basically flat, while row homes were down 5.54% and apartment condos were down 8.28% (CREB).
Supply explains most of it. There were 3.93 months of supply across Calgary in September, but 5.29 months for apartments versus 3.31 for detached homes. Sales were 1,650, down 3.85% from September 2025, and new listings were 3,354, down 11.32%. More choice for condo buyers means more pressure on condo prices.
What that means for you: if you're selling a condo or townhouse, pricing and presentation matter more than they did a year ago. If you're selling a detached home, the market is balanced and well-priced homes are still selling, at an average of 38 days on market.
What are home prices in each Calgary district?
CREB splits the city into eight districts. Benchmark prices by district and property type for September 2026:
| District | Detached | Semi-detached | Row | Apartment |

| North East | $556,600 | $416,500 | $326,100 | $249,500 |
| North | $640,200 | $484,100 | $373,400 | $298,400 |
| North West | $781,400 | $680,000 | $434,000 | $274,900 |
| West | $993,700 | $826,000 | $439,600 | $321,700 |
| South | $709,400 | $524,400 | $369,200 | $271,900 |
| South East | $698,900 | $506,100 | $421,300 | $309,100 |
| East | $476,200 | $368,600 | $258,300 | $209,800 |
| City of Calgary | $739,400 | $685,200 | $412,400 | $291,400 |
The West (+2.69%) and City Centre (+0.72%) were the only districts where the detached benchmark rose year over year. The North East (−6.01%) and East (−4.99%) saw the biggest detached declines.

What about Airdrie, Cochrane, Okotoks and Chestermere?
From CREB's Regional Monthly Stats Package, total residential benchmark prices for September 2026:
| Town | Benchmark price (all residential) |
|---|---|
| Airdrie | $505,800 |
| Cochrane | $575,400 |
| Okotoks | $606,800 |
| Chestermere | $690,200 |
How do I read CREB benchmark prices?
- The benchmark is a typical home, not your home. CREB models a home with standard features for each area and type. Yours might have a newer kitchen, a bigger lot or a busier street.
- Compare like with like. A detached benchmark tells you nothing about a condo in the same community.
- Small communities jump around. If only a handful of homes sold in a month, one unusual sale can move the numbers. Look at a few months together.
- Watch the direction, not just the level. Year-over-year change and months of supply tell you whether you're in a buyer's or seller's market.
- Median and average aren't the benchmark. Average is pulled up by luxury sales, and median shifts with whatever happened to sell that month.
Why would my home be worth more or less than the benchmark?
The things I adjust for when I price a home:
- Lot size, orientation and backing (park or green space versus a busy road)
- Finished square footage above grade and whether the basement is developed, legal or has a separate entrance
- Age and condition of the roof, windows, furnace and kitchen
- Garage (attached, detached or none)
- School designations and walking distance to transit and amenities
- How many similar homes are for sale right now, which is your competition
How do I get an accurate home valuation in Calgary?
There are four common ways, and they're not equal:
- A comparative market analysis (CMA) from a local REALTOR®. This uses recent sales and current competition near you, adjusted for your home's features. It's the closest thing to what a buyer will actually pay.
- An appraisal. A lender orders one when a buyer gets a mortgage. It's thorough but costs money, and it looks backward at past sales.
- Your City of Calgary property assessment. The City values every property as of July 1 of the previous year (City of Calgary), so your 2026 assessment reflects the market in July 2025, not today.
- Online estimates. These are a fine starting point, but they can't see your renovations, your view or the condition of your home.
I've been selling homes in Calgary for almost 25 years, and I'll tell you the truth about your home's value, even when it isn't the number you were hoping for. Start with the online home evaluation, or call or text me at 403-774-7447 and I'll put together a full CMA for you.
Frequently asked questions
What is the average house price in Calgary right now?
In September 2026, CREB reported an average price of $646,198 and a benchmark price of $566,700 for all residential homes in the city of Calgary. For detached homes, the benchmark was $739,400 and the average was $823,483.
Are Calgary house prices dropping?
Slightly. CREB's September 2026 benchmark for all residential homes was down 0.82% year over year. Detached prices were down 0.95% and semi-detached up 0.09%, while row homes fell 5.54% and apartments fell 8.28%.
What is a CREB benchmark price?
It's CREB's estimate of the price of a typical home with standard features in a given area and property type. Because it controls for the mix of homes that sold, it's the best measure of price trends.
Which Calgary district has the highest home prices?
For detached homes in September 2026, the West district had the highest benchmark at $993,700, followed by City Centre at $981,300. The East district was lowest at $476,200.
Is my property assessment what my home is worth?
Not exactly. The City of Calgary assesses market value as of July 1 of the previous year, so your 2026 assessment reflects July 2025, and it doesn't account for every feature of your home.
How often does CREB publish new numbers?
CREB publishes monthly statistics at the start of each month for the previous month. The September 2026 package was published October 1, 2026, so October numbers are expected in early November.
How do I find out exactly what my house is worth?
Ask a local REALTOR® for a comparative market analysis based on recent sales and current competition near you. I'll do one for your home. Call or text 403-774-7447.
