Calgary Homes With a Dedicated Home Office: A Work-From-Home Buyer's Guide (2026)
TL;DR
- A real home office has a door, a window and its own space. A desk in the living room doesn't count.
- In Calgary, the best options are a main-floor den, an upstairs bonus room, or a basement room with a proper window.
- A basement room without an egress window can't be sold as a bedroom, but it can make a great office (City of Calgary).
- Running your own business from home? A class 1 home occupation is free and takes about 5 business days; client-heavy businesses need a class 2 permit.

The best Calgary homes for working from home have a separate room with a door and a window: usually a main-floor den, an upstairs bonus room or a bright basement room. Check the internet options at the address, noise from the kids' spaces, and the City's home-business rules if clients will visit. I'm Ben Sweet, a Calgary realtor.
When a family tells me they need a home office, I ask one question first: how many people are working from home, and how many video calls a day? One parent on email a few days a week can make a corner work. Two parents on calls all day need two rooms with doors, and preferably not right next to the playroom. That answer changes which Calgary homes with a home office are actually worth seeing.
What counts as a dedicated home office?
Listings use "office", "den" and "flex room" pretty loosely. Here's my test for whether a room really works:
The dedicated-office test
- It has a door that closes (a pocket door or barn door rarely blocks sound)
- It has a window, ideally one that isn't behind you on camera
- It fits a real desk, a chair that can roll back, and storage
- It has its own outlets and a ceiling light, not just one lamp plug
- It isn't a bedroom your family needs for sleeping
- It's far enough from the kitchen, laundry and kids' rooms that you can take a call at 4 p.m.

Where do Calgary homes hide a home office?
Most of the offices I find for clients fall into one of five spots. Each one has a trade-off.
- Main-floor den or flex room
- Often near the front entry in two-storey homes. Great for client meetings and for staying near the kids, but it's often open on one side or has glass French doors. Check how private it really is.
- Upstairs bonus room
- Common in two-storey homes. Big and bright, but it's usually the family TV room, so it only works as an office if you have somewhere else for the kids to hang out.
- Basement room
- The quietest option and often the cheapest way to get a true office. Look for a proper window and decent ceiling height. A walkout basement gives you full-size windows and natural light.
- The fourth (or fifth) bedroom
- The simplest answer for a family: buy one more bedroom than you need. It costs more, but you'll have a real office and a legal bedroom for resale.
- Condo den
- Workable for one person, but many dens have no window or door. If you're looking at condos, my Beltline condo guide covers what to check in the building.
Office or bedroom? The basement window rule
This matters when you buy and when you sell. Under the building code, every bedroom needs at least one window (or exterior door) you can open from the inside without tools, with an unobstructed opening of at least 0.35 m² and no dimension under 380 mm. If that window opens into a window well, the well needs room in front of it too (City of Calgary egress window guidelines).
A basement room with a small window or no window can't be counted as a bedroom. That's why so many Calgary listings have a basement "office" or "den". For a buyer who wants an office, that's often a bargain: you're not paying bedroom prices for it. If you plan to enlarge a window later, the City says new or bigger openings need a building permit (City of Calgary).
How do I spot a real office from the listing?
- Open the floor plan first, not the photos. Count the rooms with doors.
- Check the room size. A desk, a chair that rolls back and a bookshelf need more room than a "den" often has.
- Look at the windows in the photos. Which way do they face, and what's outside: a wall, a neighbour or the backyard?
- Find the kids' rooms and the laundry on the plan. Noise is the number one complaint I hear about offices that looked great online.
- Ask about internet. I ask the sellers who their provider is, and you can check the address on the providers' own availability tools before you write an offer. Check your cell signal in the office during the showing.

Can I run a business from my Calgary home office?
If you work from home for an employer, the City doesn't need to hear about it. If you run your own business from home, you'll need a business licence, and the City sorts home businesses into two classes (City of Calgary):
| Home occupation class 1 | Home occupation class 2 | |
|---|---|---|
| Business visits to your home | 0 to 3 a week | 4 to 15 a week |
| Employees who don't live there | None | 1 |
| Using the garage for the business | No | Yes |
| Location approval fee | $0 | $481 ($449 permit + $32 advertising) |
| Timeline | About 5 business days | About 10 to 12 weeks |
You must live in the home for either class. The table is the City's summary; the full rules are in the Land Use Bylaw. If your business needs clients at the door, I look for homes where the office is close to the front entry, so visitors don't walk through the house.
What do Calgary homes with space for an office cost?
The extra room is the expensive part. In September 2026, CREB's Calgary benchmark prices were $739,400 for a detached home, $685,200 for a semi-detached, $412,400 for a row home and $291,400 for an apartment condo (CREB). Prices swing a lot by community, so see my Calgary home prices by community page. If schools and parks matter as much as the office, start with the best Calgary neighbourhoods for families.
Selling a home with a great office
A good office is a selling feature, so we market it like one. I photograph it set up as an office, call out the door, window and size in the listing, and say clearly whether it's also a legal bedroom. A dated basement office often just needs paint and better lighting; my guide to staging a finished basement has ideas. Before you list, here's what selling a house in Calgary costs in 2026.
Frequently asked questions
What counts as a dedicated home office?
A room you can close off: a door, a window, its own light and outlets, and space for a desk and storage, that isn't also a bedroom you need. A desk in a corner of the living room isn't a dedicated office, even if the listing calls it one.
Can a basement room without a window be listed as a bedroom in Calgary?
Not as a bedroom. The building code requires a bedroom to have an egress window or exterior door; the window needs an unobstructed opening of at least 0.35 m² with no dimension under 380 mm (City of Calgary egress window guidelines). Rooms that don't meet that are usually marketed as an office, den or flex room.
Do I need a permit to work from home in Calgary?
Working from home for your employer doesn't need one. Running your own business from home does: the City handles it through your business licence. A home occupation class 1 (up to 3 business visits a week, no business use of the garage, no outside employees working at the home) costs $0 for the location approval and takes about 5 business days.
What if clients will visit my home office?
Up to 3 business visits a week can fit a home occupation class 1. Four to 15 visits a week, one employee who doesn't live there, or using the garage for the business falls under class 2, which needs a permit: $481 and roughly 10 to 12 weeks (City of Calgary).
Which Calgary homes usually have a home office?
Two-storey detached homes often have a main-floor den or flex room plus an upstairs bonus room, which gives you two options. Bungalows and split-levels usually put the office in the basement. Condos may have a den. Floor plans vary, so I check each listing's plan and room sizes.
Should I stage my office as an office or a bedroom when I sell?
Show the room the way most buyers in your price range will use it. For many family buyers, that's a home office. If it's a legal bedroom, say so in the listing too, so buyers who need the bedroom count still find it.
Need a Calgary home that works for working from home?
Tell me how many people work from home, how many calls you take, and whether clients visit. I'll shortlist homes with real offices and check the floor plans before you book a showing.
