Selling a House in Calgary in 2026: What It Actually Costs

by Ben Sweet

By Ben Sweet, Ben Sweet & Associates (Real Broker) · Updated October 26, 2026

On a typical Calgary detached home at CREB's September 2026 benchmark price of $739,400, my worked example below comes to about $33,000 all-in, or roughly 4.5% of the sale price, before any mortgage prepayment penalty. Commission is by far the biggest line, followed by the 5% GST on that commission (which a lot of agents don't mention up front), legal fees and a handful of small items. Alberta has no land transfer tax, and selling the home you live in is usually GST-exempt, so Calgary sellers keep more than sellers in most other provinces.

How much does it cost to sell a house in Calgary?

Here's the honest list. Some of these are set by law or by a government fee schedule, and some are negotiable or depend on your situation. I've marked which is which.

How much is realtor commission in Alberta?

There is no set rate. The Real Estate Council of Alberta (RECA), which licenses every agent in the province, is blunt about it in its advertising guidelines: "Commission rates are negotiable between a brokerage and a client, and to say otherwise is false and misleading."

What I quote: 7.5% on the first $100,000 of the sale price and 3% on the balance, plus GST. The listing brokerage shares part of it with the brokerage that brings the buyer. On a $739,400 sale that works out to $26,682 in commission, plus $1,334.10 GST, for $28,016.10 in total.

Budget for the GST. In Canada, 5% GST applies to realtor commission because it's a service (CRA, GST/HST rates). Nobody gets around it, but many agents quote their commission without mentioning it. When you compare quotes, ask each agent for the number with GST included.

Here's how I think about it, and what I'd tell my own family: don't compare commission against zero. Compare what you walk away with. CREB's September 2026 numbers show the average Calgary home sold for 97.39% of its list price after an average of 44 days on market (CREB, September 2026). Pricing, marketing and negotiation move that number, and on a $700,000 home every percentage point is $7,000.

On every listing, my team includes the following at no extra charge:

  • A staging consult, so the home shows at its best
  • Professional measurements
  • Full HD photos and a video tour
  • Paid social media ads
  • Wide online syndication of your listing
  • Buyer lead follow-up for your property
  • Marketing and status updates several times a week

Do I pay GST when I sell my house in Calgary?

Usually not on the house itself. The Canada Revenue Agency says sales of used owner-occupied homes are usually exempt, because the owner isn't a builder (CRA, GI-004). That still holds if you built the home for your own use, or if you ran a home office or B&B, as long as you used the home mainly (more than 50%) as your residence.

Where GST does show up:

  • On the commission and your legal fees. GST in Alberta is 5% and there's no provincial sales tax (CRA, GST/HST rates).
  • If you're treated as a builder. For example, if you buy, substantially renovate and resell homes as a business, or sell a brand-new home you built to sell. Talk to an accountant before you list.
  • On the non-residential part of a property that wasn't used mainly as your home.

Is there a land transfer tax in Alberta?

No. Alberta charges Land Titles registration fees instead, and they're small. Under the fee schedule effective October 1, 2026, a transfer of land costs $50 plus $5 for every $5,000 of value. On a $739,400 home that's about $790, and the buyer normally pays it. As the seller, you'll typically only see a discharge fee for your mortgage, listed at $25 to $35 depending on the document (Alberta Land Titles fee schedule).

What will it cost to pay off my mortgage early when I sell?

This is the cost that surprises people most, so call your lender before we set a list price. According to the Financial Consumer Agency of Canada, the prepayment penalty is usually the higher of three months' interest or the interest rate differential (IRD), and lenders usually use the IRD when your rate is above today's rate and you signed less than five years ago (FCAC).

Rates matter here. The Bank of Canada's policy rate has been 2.25% since its October 29, 2025 cut and was held there again on September 2, 2026, with the next decision on October 28, 2026 (Bank of Canada). If you locked in a fixed rate when rates were higher, an IRD penalty can be much bigger than three months' interest.

Ways to shrink or avoid it, per the FCAC:

  • Port your mortgage to your next home if your lender allows it
  • Use your annual prepayment privileges before you sell
  • Time the sale near the end of your term, if you can
  • If your mortgage is open, there's no penalty at all

Quick math: three months' interest on a $400,000 balance at 4.5% is about $4,500. Your lender's own calculator, or a call, gives you the real number.

What legal and paperwork costs will I have?

Lawyer. Your real estate lawyer handles the transfer, pays out your mortgage and sends you the balance. Seller fees are commonly in the $1,000 to $1,500 range plus GST (est.). Ask for a written quote.

Real Property Report. For a house, buyers in Alberta normally expect an RPR showing the buildings on the lot, stamped for compliance by the municipality. If you've added a deck, garage or fence since your last one, it may need updating. The City of Calgary's Certificate of Compliance costs $189 per parcel for single, semi-detached and duplex homes, with an initial review of 1 to 2 days (City of Calgary). Condos are different, and we'll gather the condo documents instead.

Property tax and utilities are split on possession day, so you pay for the days you owned the home and the buyer pays the rest.

Do I need to stage my Calgary home, and what does moving cost?

You don't need full staging to sell, but presentation shows up in the price. My staging consult is included with every listing, and most of what I recommend is decluttering, small repairs and a deep clean, not renting furniture. Full professional staging, if you want it, is quoted per home.

Local moves in Calgary commonly run $1,500 to $4,000 depending on the size of the home and the date (est.). Month-end and summer dates book up first, so lock your mover in as soon as you have a firm deal.

How long does it take to sell a house in Calgary right now?

In September 2026, homes in the city of Calgary took an average of 44 days to sell. By property type (CREB, September 2026):

After you accept an offer, there's a condition period for the buyer's financing and inspection, then possession. Most Calgary deals close 30 to 60 days after the offer is firm (est.). All in, plan on two to four months from listing to keys handed over.

Why sellers trust my team: we've sold over 2,000 homes, we were ranked the #1 Calgary agent on RateMyAgent (October 2026), and clients rate us 4.99 across 566 reviews on RankMyAgent and 5.0 across 142 reviews on Google.

Worked example: selling a $739,400 detached home in Calgary

$739,400 was CREB's benchmark price for a detached home in the city of Calgary in September 2026 (CREB). Assume you owe $400,000 on your mortgage.

ItemAmount
Sale price$739,400
Commission: 7.5% on the first $100,000 + 3% on the balance−$26,682
GST on commission (5%)−$1,334.10
Legal fees incl. GST (est.)−$1,260
RPR update (est.)−$700
City of Calgary compliance certificate−$189
Land Titles mortgage discharge fee−$35
Lender discharge fee (est.)−$300
Moving (est.)−$2,500
Total selling costs−$33,000 (4.5%)
Mortgage payout−$400,000
Cash to you (no penalty)$306,400
With a 3-month-interest penalty of about $4,500$301,900 (costs 5.1%)
Example only, rounded to the nearest dollar. Commission is the structure my team quotes: $7,500 on the first $100,000 plus $19,182 on the remaining $639,400. Your legal, survey and moving quotes will differ. Land Titles and compliance fees are from the Alberta fee schedule (effective October 1, 2026) and the City of Calgary.

No capital gains tax shows up in this example, because if the home was your principal residence for every year you owned it, you don't pay tax on the gain. You do still have to report the sale on Schedule 3 and Form T2091(IND) with your tax return (CRA).

How can I lower the cost of selling my Calgary home?

  1. Call your lender first. Ask for your exact penalty and whether you can port the mortgage.
  2. Find your RPR now. If it's missing or out of date, order it early so it doesn't hold up a deal.
  3. Get the price right on day one. Overpriced homes sit, and a home that sits usually sells for less.
  4. Compare full-service value, not just the rate. Ask every agent what's included and what their recent sold-to-list numbers are.
  5. Book movers early. End-of-month dates cost more and fill first.
