Moving From Calgary to Toronto With Kids: How to Sell Your Calgary Home and Time the Move (2026)
TL;DR
- Moving from Calgary to Toronto with three kids is two jobs: selling well here and buying smart there, timed around the school year.
- Price shock: Toronto's detached benchmark was $1,417,600 in September 2026 (TRREB), versus $739,400 in Calgary (CREB).
- Budget about $49,654 in land transfer tax on a Toronto home at that price: Ontario's tax plus Toronto's own. Alberta has none.
- A signed Toronto purchase agreement counts as proof of address for TDSB school registration.

To move a family from Calgary to Toronto, sell your Calgary home on a timeline that fits the school year, line up possession dates on both ends, and budget for Toronto prices and land transfer tax. I'm Ben Sweet, a Calgary realtor. I sell the Calgary home, then connect you with a trusted Toronto agent through my brokerage network.
I've helped a lot of Calgary families leave for Ontario over the years. The ones with three kids all say the same thing: the house sale isn't the hard part. The hard part is making everything land at once: a sold home, a new home, three school registrations and a moving truck. If you're moving from Calgary to Toronto, here's how I'd plan it, with real numbers.
How much more do homes cost in Toronto than in Calgary?
Expect your money to buy a lot less house. These are the September 2026 benchmark prices from each city's real estate board:
| September 2026 benchmark | Calgary (CREB) | City of Toronto (TRREB) | All TRREB areas (GTA) |
|---|---|---|---|
| Detached home | $739,400 | $1,417,600 | $1,196,400 |
| All home types | $566,700 | $908,200 | $917,600 |
| Land transfer tax on the detached benchmark | None (Land Titles fee about $790) | About $49,654 (Ontario + Toronto) | About $20,403 outside Toronto (Ontario only) |
Sources: CREB September 2026 stats package and TRREB Market Watch, September 2026 (MLS® Home Price Index). Toronto's benchmark was down 4.48% for detached homes year over year, and Calgary's was down 0.95%.
For a family of five, that gap usually means trade-offs: a smaller house, a semi or townhouse instead of a detached, or a longer commute from elsewhere in the GTA. Your Toronto agent will walk you through those. My job is to get the most for your Calgary home so you have the biggest budget possible. To see where your home sits, start with Calgary home prices by community.
What land transfer tax will we pay in Toronto?
This one surprises Calgarians, because Alberta has no land transfer tax. Buy inside the City of Toronto and you pay two: Ontario's land transfer tax and Toronto's municipal land transfer tax. For homes under $2 million, the rates are the same:
| Portion of the price | Ontario rate | Toronto municipal rate |
|---|---|---|
| Up to $55,000 | 0.5% | 0.5% |
| $55,000 to $250,000 | 1.0% | 1.0% |
| $250,000 to $400,000 | 1.5% | 1.5% |
| $400,000 to $2,000,000 | 2.0% | 2.0% |
| Over $2,000,000 (one or two single-family homes) | 2.5% | 2.5% to $3M, then rising in steps from 4.4% (as of April 1, 2026) |
Worked example: on a $1,417,600 house, Ontario's tax is $24,827 and Toronto's is another $24,827, for $49,654, paid in cash at closing. In Calgary, the buyer's Land Titles transfer fee on a $739,400 home is about $790 ($50 plus $5 per $5,000 of value, Alberta's schedule effective October 1, 2026).
Don't count on a first-time buyer refund. Ontario's and Toronto's refunds are only for buyers who have never owned a home anywhere in the world (Ontario, City of Toronto). Selling your Calgary home rules that out.
When should we sell our Calgary house around the school year?
Work backwards from the day the kids start at their new school. Here's the order I plan it in with families:
- Pick the target. A September start, or a mid-year move at winter or spring break. Many families prefer a summer move so no one changes schools mid-year.
- Get a Calgary price and a prep list. I'll tell you what your home will likely sell for and what's worth fixing, so your Toronto budget is real from day one.
- Talk to your lender early. Ask about porting your mortgage, any prepayment penalty, and bridge financing if you might buy before you sell.
- List with a possession date in mind. In Alberta the possession date is part of the offer, so we can ask for one that matches your move. See my take on the best time of year to sell in Calgary.
- Buy in Toronto with your Toronto agent, aiming for a closing a few days after your Calgary possession, or a short overlap if you can carry it.
- Register the kids. The Toronto District School Board accepts an Agreement of Purchase and Sale as proof of address (with proof of purchase before your child attends), plus a second document such as a utility bill (TDSB).
“Three years later when we decided to move to Ontario, we used Ben for selling our home. Ben’s suggestions were extremely valuable in getting our home sold in only 4 days.”
Sell first or buy first?
Sell first
You know your exact budget before you shop in Toronto. The risk is a gap between homes, so you may need a short-term rental.
Buy first
You lock in the Toronto home and the school catchment. The risk is carrying two homes, often with a bridge loan. Your lender sets those terms.
Line them up
Firm sale in Calgary, then a Toronto purchase with a closing that lands right after. It takes coordination, which is where I come in.
“We had a tight deadline to meet selling our house and moving to another province. Melanie was helpful and professional during the entire selling process … making the selling process as smoothly as possible and meeting our deadline.”
How do you stage a busy family home with three kids?
Buyers need to picture their family in your home, not tour your family's week. You don't need a magazine house, just a calm one. Here's what I ask families to do:
Three-kid showing checklist
- One bin per kid for the daily 10-minute toy and backpack sweep before showings
- Sports gear, strollers and bikes out of the front entry and into the garage or storage
- Kids' rooms cleared to the basics: bed, a few favourite things, clear floor
- Fridge doors, mudroom hooks and bathroom counters cleared
- A showing plan: blocks of time when the family is out, so we don't lose buyers to scheduling
- Already shipping furniture to Toronto? Ask me about staging a vacant home
“We hired Ben to sell our home in Calgary since we were moving to Ontario. … He also introduced us to a home stager that did an exceptional job of showing how to set up our home since all of our furniture was packed and in transit.”
If your basement is the kids' zone, my guide to staging a finished basement helps. Buyers looking at a family home usually care about the things in my guide to the best Calgary neighbourhoods for families: schools, parks and space. So that's what we put front and centre in your listing.

What does it cost to sell our Calgary home?
On a home at Calgary's September 2026 detached benchmark of $739,400, my worked example comes to about $33,000 all-in, roughly 4.5% of the price, before any mortgage penalty. My team quotes 7.5% on the first $100,000 and 3% on the balance, plus GST. The full breakdown, line by line, is in what it costs to sell a house in Calgary in 2026.
Who helps us buy in Toronto?
I'm a Calgary realtor, licensed in Alberta, and I don't sell homes in Toronto myself. What I do is connect you with a trusted Toronto agent through my brokerage network, someone who knows the neighbourhoods and school catchments you're considering. Then I stay in touch with them so your Calgary possession date and Toronto closing actually line up. You get one plan, not two agents working blind.

Frequently asked questions
How much more expensive is Toronto than Calgary?
A lot, for houses. In September 2026 the benchmark price of a detached home was $1,417,600 in the City of Toronto (TRREB) versus $739,400 in Calgary (CREB), almost twice as much. Across all home types, the benchmark was $908,200 in the City of Toronto and $566,700 in Calgary.
How much land transfer tax will we pay buying a house in Toronto?
In the City of Toronto you pay both Ontario's land transfer tax and Toronto's municipal land transfer tax. On a $1,417,600 home (September 2026 Toronto detached benchmark), each comes to $24,827, so about $49,654 in total. Alberta has no land transfer tax, only a Land Titles fee of $50 plus $5 per $5,000 of value.
Will we get the first-time buyer land transfer tax refund in Ontario?
Almost certainly not if you're selling a home in Calgary. Ontario's and Toronto's first-time buyer refunds require that you have never owned a home, or an interest in one, anywhere in the world, and the same goes for your spouse while married to you.
Can we register our kids for school in Toronto before we move?
With the TDSB, an Agreement of Purchase and Sale counts as a proof of address (with proof of purchase before your child attends), alongside a second document such as a utility bill. Check your school's own requirements, since some schools ask for more.
Should we sell our Calgary house before buying in Toronto?
It depends on how much risk you can carry. Selling first gives you a firm budget but may mean a short rental. Buying first means carrying two homes or using bridge financing. Many families aim for close possession dates so the two deals line up. I'll map the options with you and your lender.
Does Ben Sweet sell homes in Toronto?
No. I'm a Calgary realtor licensed in Alberta. I sell your Calgary home and connect you with a trusted Toronto agent through my brokerage network, then keep both timelines lined up so the move works for your family.
