Buying a Rental Property in Calgary: Legal Suites, Airbnb Rules, Tenants and Taxes (2026)

by Ben Sweet

TL;DR

  • Confirm a suite is legal on the City's Secondary Suite Registry before you offer.
  • Suite amnesty (no development permit or registry fees) ends December 31, 2026; the incentive grant has closed.
  • Calgary's average purpose-built 2-bed rent was $1,914 at 5.0% vacancy (CMHC, October 2025), and asking rents are softening.
  • Airbnb needs a City licence: $289 for a primary residence or $627 for a non-primary residence (new, 2026).
  • Rent can rise once every 365 days with 3 months' notice; deposits are capped at one month's rent.

Rental property in Calgary has changed in the last two years: rents have cooled, the City's suite rules have shifted, and short-term rentals now have their own licence categories. These are the questions investors ask us, from out-of-province buyers to local owners rebalancing, answered with the City's and Alberta's current rules.

Real situations: what are Calgary rental investors asking before they buy or sell?

Seven situations Calgary investors bring us, answered with the newest City of Calgary, CREB and CMHC figures available on November 1, 2026. Not tax or legal advice.

First rental with $150,000 down: Beltline condo, northeast duplex, or Airdrie house with a suite? What rents?

Plan on roughly $1,600 to $2,100 a month for a Beltline condo, around $2,000 for a three-bedroom northeast duplex side, and two separate rents in Airdrie that only live comparables can pin down. Your $150,000 goes furthest in the Beltline, where it's about half the purchase price, and is thinnest in Airdrie, where it barely covers 20% down plus closing costs.

OptionTypical priceRent benchmark
Beltline condo$295,000 median apartment sale, October 2026 (CREB)$1,581 one-bed, $2,074 two-bed, Beltline purpose-built, October 2025 (CMHC)
Northeast duplex side$416,500 semi-detached benchmark, North East, September 2026 (CREB)$2,036 for three-plus-bedroom townhouses, Northeast zone, October 2025 (CMHC)
Airdrie house with suite$585,000 median detached sale, October 2026 (CREB)No official suite survey; use current listings

Two cautions: Beltline two-bedroom vacancy was 6.4% (CMHC, October 2025), and CMHC's June 2026 update said Calgary asking rents were still falling. CMHC's insured two-to-four-unit rentals require 20% down.

  1. Get a rental pre-approval for each property type.
  2. Collect the real condo fee, property tax and insurance quote for each.
  3. Have us build a side-by-side rent-versus-cost sheet; we'll say so if none of the three work.

Check legality first: a suite is legal only if it's on the City of Calgary's Secondary Suite Registry, which lists suites that have their permits and passed Safety Codes inspections. For rent compared with price, $650,000 has the most room in the lower-priced districts: CREB's September 2026 detached benchmarks were $476,200 in the East, $556,600 in the North East and $640,200 in the North, against $739,400 city-wide (CREB).

CMHC's October 2025 survey put three-plus-bedroom townhouse rents at $2,036 in the Northeast zone (CMHC); basement suites aren't surveyed, so pull live comparables for the exact block. The trade-off: the North East had 5.61 months of detached supply in September 2026, the slowest district, which helps you buy and matters when you sell.

  1. Search the address on the registry; "mortgage helper" in a listing proves nothing.
  2. If it isn't registered, budget the work plus the $205.92 legalization permit; development permit and registry fees are waived only until December 31, 2026 (City fees).
  3. Tell your insurer it's a rental with a suite.

From Ontario, we handle video walkthroughs, registry and permit checks, and block-level rent comparables.

Buying in Cranston to add a legal basement suite: how is it approved, what does it cost, are fees still waived?

Plan on roughly $55,000 to $95,000 to build it, plus a $403.52 building permit. Two Calgary suite builders publish ranges for a new legal basement suite. One gives $75,000 to $95,000 for a one- or two-bedroom suite. The other gives $55,000 to $95,000, about $80 to $100 per square foot. Egress windows, fire separation, separate heating and an electrical upgrade push it toward the top.

Approval: since August 4, 2026, Bylaw 26P2026 makes secondary suites a permitted use in all low-density districts (City of Calgary). Most Cranston houses then need building and trade permits but no development permit. The fee isn't waived: $403.52 for a new suite's building permit, with any development permit at $0 (City fees). The amnesty covers existing suites only and ends December 31, 2026, and the incentive grant closed September 28, 2026. For scale, Cranston detached homes sold at a $690,000 median in October 2026 (CREB).

Check the address's land use and confirm there's no backyard suite; a lot can't have both. Get two contractor quotes during your condition period, and pass the framing and final inspections. More on streets and schools: our Cranston neighbourhood guide.

Buying a Beltline condo to run on Airbnb: what licences does Calgary require, and which buildings allow it?

You need a City of Calgary short-term rental business licence, and for a condo the City won't issue it without confirmation that the building's bylaws permit short-term rentals. If you won't live there, it's the Non-Primary Residence licence: $627 new or $377 to renew in 2026, including a $117 fire inspection fee (2026 fee schedule), and the unit must pass that inspection first. Both categories allow one booking at a time, two people per room, and stays up to 180 consecutive days.

We don't publish a list of "Airbnb buildings" because bylaws change: a special resolution of 75% of owners and unit factors can amend them, effective once filed at Land Titles (Condominium Property Act). Vet the building you're actually buying:

  1. Make the offer conditional on the bylaws, recent board minutes and any proposed amendments.
  2. Ask a condo lawyer how the bylaws treat nightly stays; the Act says bylaws can't prohibit leasing, but how that applies to short-term rentals is a legal question.
  3. Run a long-term fallback: Beltline two-bedroom vacancy was 6.4% (CMHC, October 2025).

From Vancouver: can we manage a Calgary rental from BC, and what are Alberta's eviction and rent increase rules?

Yes, and most remote owners hire a licensed property manager for notices, entry and repairs. Published fee schedules from Calgary property management companies (four read November 1, 2026) put the monthly fee at 7% to 12% of rent collected. Tenant placement runs 50% to 100% of one month's rent, renewals $100 to $500, and repair markups 5% to 20%. On $2,200 rent at 10%, that's $220 a month plus about one month's rent each time the unit turns over. Anyone managing property for others needs a licence (RECA), so check the name on ProCheck.

The rules you'd live by:

  • Rent increases: once every 365 days, no cap, and 3 full months' written notice on a monthly tenancy. None during a fixed term (alberta.ca).
  • Ending a monthly tenancy: 3 months' notice, only for reasons the Act allows (alberta.ca).
  • Unpaid rent: 14 clear days' notice, or apply to the RTDRS or court. A tenant who stays can only be removed by order.
  • Deposit and entry: one month's rent at most, 0% interest for 2026, and 24 hours' written notice to enter (Residential Tenancies Act, s. 23).

Selling one of my three rentals; the long-term tenant pays below market. Can I sell tenanted, and will investors pay less?

Yes, you can sell with the tenant in place; the lease carries over, because Alberta's Residential Tenancies Act counts the owner's successors in title as the landlord. Expect investors to price the below-market rent into their offer, since rent can rise only once every 365 days, with 3 full months' notice on a monthly tenancy and never during a fixed term, so the gap closes slowly. How much less depends on the gap, which we'd measure with rent comparables rather than guess.

  1. Sell tenanted: give buyers the lease, rent history and deposit records up front.
  2. Sell vacant: on a monthly tenancy, once the deal is unconditional, the buyer can ask you in writing to give 3 months' notice; for a house, semi or single condo unit, the buyer needn't move in (alberta.ca). A fixed-term lease runs to its end date unless you both agree otherwise.
  3. Showings: 24 hours' written notice, between 8 a.m. and 8 p.m., not on holidays.

Get an accountant's estimate of the capital gain and any recaptured depreciation before you set a price. Our free evaluation can price it both ways, tenanted and vacant.

Selling one of my two Calgary rental condos to buy an Airdrie duplex: sell now or hold, and how are gains taxed?

Sell when the Airdrie numbers clearly beat what the condo earns, not on market timing: Calgary's apartment benchmark was down 8.28% in a year with 5.29 months of supply (CREB, September 2026), so selling now means taking today's softer price. On tax, a rental that was never your home produces a capital gain, and CRA's inclusion rate is generally one-half (CRA); depreciation (CCA) you claimed comes back as recaptured income. Owned under 365 days, the gain is business income instead (CRA).

For comparison, Airdrie semi-detached homes sold at a $510,000 median in October 2026 (CREB), and three-plus-bedroom townhouses in the Calgary area's centres outside the city rented for $2,307 in October 2025 (CMHC). If the duplex is one title with two units, CMHC's Income Property insurance requires 20% down.

  1. Get the accountant's after-tax figure first.
  2. Subtract Calgary selling costs.
  3. Compare the duplex's rent-versus-cost sheet with the condo's actual cash flow.

Investor or not, the realtor worth using shows you that comparison in writing.

Turning your own home into a rental instead of selling: is there a tax trap?

Possibly: CRA treats a change of use as a sale and buy-back at fair market value (CRA). You can file an election not to be treated as having changed its use, which can keep the principal residence designation available for up to four years. Talk to your accountant before the first tenant moves in.

What rules do Alberta landlords have to follow?

The main ones: a security deposit of no more than one month's rent, and rent increases only once every 365 days with proper written notice.

  • Security deposit: no more than one month's rent, and it can't be raised later. Interest on deposits is 0% for 2026.
  • Rent increases: once every 365 days, with no cap on the amount; 3 full months' written notice on a monthly tenancy. No increases during a fixed term.
  • Ending a monthly tenancy: the tenant gives one month's notice; the landlord gives 3 months, and only for reasons the Act allows. Major renovations or a condo conversion need a year's notice.
  • Returning the deposit: within 10 days of the tenant moving out, with interest.
