Short answer? Yes, you absolutely can. In fact, there are situations where we would tell you not to hire a Realtor at all.

If you’re selling your home to a family member, a neighbour, a tenant, a business partner, or you already have a fully committed buyer lined up, you may not need a Realtor. In those situations, We’d suggest getting an appraisal, hiring a good real estate lawyer, and making sure everything is handled properly.

But if your goal is to expose your home to the largest possible pool of qualified buyers, create competition, negotiate from a position of strength, and maximize the amount of money you walk away with, my opinion changes completely.

After almost twenty-five years helping Calgary homeowners buy and sell real estate, I've seen hundreds of situations where people attempted to sell privately. Some worked out just fine. As a Calgary Realtor, We've also seen firsthand where the process became far more complicated than sellers expected. 

Most did not.

Ironically, one of the biggest lessons we’ve ever learned about selling privately came from advice that we’ve gave very early in my own career.

This article isn’t written to convince you to hire me.

It’s written to help you make the right decision for your situation.

If you were sitting across the kitchen table from me asking, “Ben, what would you do if this were your house?” this is exactly what I’d tell you.

Before we get started, I want to make one thing very clear.

I've intentionally written this article to be balanced. If I genuinely believe you can save money by selling your home yourself, I'll tell you. If I believe hiring a Realtor is likely to put substantially more money in your pocket, I'll explain why.

After almost twenty-five years as a Calgary Realtor, I've learned that every situation is different. There isn't one answer that fits everyone, and I don't believe there should be. Our goal isn't to convince you to hire us or any other Realtor. Our goal is to help you make the best decision for your family, your finances, and your home.

Whether you're searching for the best Calgary Realtor, a top Calgary Realtor, or simply looking for experienced Calgary Realtors who will give you straightforward advice, I believe your decision should always be based on experience, trust, proven results, and whether the person sitting across the table genuinely has your best interests at heart.

If, after reading this article, you decide that selling privately is the right choice, that's perfectly okay. If you decide you'd rather work with an experienced professional, that's okay too. Either way, we hope you walk away feeling much more informed than when you started.

Should You Sell Your Calgary Home Without a Realtor?

I think the first thing we need to do is get rid of the idea that there are only two answers.

Some people believe hiring a Realtor is always the right decision.

Others believe Realtors are unnecessary and selling privately is always the smarter financial move.

Personally, I don’t think either position is correct.

Like most important decisions in life, the answer depends on your circumstances. So instead of trying to convince you one way or the other, let me simply share what I've learned after spending nearly twenty-five years alongside other Realtors in Calgary Alberta.

You can decide for yourself.

The Worst Advice I Ever Gave

One of the biggest lessons of my career happened within my first couple of years in real estate.

A good friend of mine—his name was Derek—wanted to sell his home.

He asked me what I thought.

Instead of encouraging him to hire a Realtor, I actually suggested he try selling it himself.

Looking back today, I honestly think it was some of the worst advice I’ve ever given.

At the time, I didn’t fully understand the value that an experienced Calgary Realtor brings to a transaction. I didn’t appreciate everything that happens behind the scenes, and if I’m being completely honest, I probably didn’t value my own services enough either. 

I told Derek to put his home on a few different websites, put up signs, hold open houses, answer the phone himself and see what happened.

So that’s exactly what he did.

For the next month he essentially created a second full-time job for himself.

He answered calls.

Scheduled showings.

Talked to buyers.

Tried to market the property.

Managed everything himself.

It didn’t work.

Eventually he became frustrated, hired another Realtor who specialized in his area, and the home sold within days.

The part that has always stuck with me wasn’t simply that it sold.

It was realizing how little I understood back then compared to what I know today.

That experience fundamentally changed how I think about For Sale By Owner.

Can You Sell Your Home Yourself?

Of course you can.

People do it every year.

The better question is this:

Can you sell your home yourself while also maximizing your selling price, minimizing your stress, avoiding expensive mistakes, and exposing your property to virtually every qualified buyer in the marketplace—the same exposure a MLS Listing realtor provides?

That’s an entirely different question.

And in my experience, that’s where things usually begin to fall apart.

When We Know You Don’t Need a Realtor

This might surprise you.

There are absolutely situations where I don’t think hiring a Realtor makes much sense.

If you’re selling to:

  • a family member,
  • your neighbour,
  • your tenant,
  • a business partner,
  • or someone who is already fully committed to buying your home, then you may not need someone like me.

You already have the buyer.

The marketing has essentially been done.

At that point, I’d recommend getting a professional appraisal so both parties know they’re dealing with a fair value, and then hiring a good real estate lawyer to make sure everything is completed properly.

Some people still choose to involve a Calgary Realtor because they appreciate having someone guide the transaction from beginning to end. 

That’s perfectly reasonable too.

But if you’ve already found the buyer, I don’t think you should feel pressured into hiring a Realtor simply because everyone says you should.

The situation matters.

However…

If you don’t already have the buyer, then everything changes.

The Biggest Thing Homeowners Underestimate

Over the years I’ve found that homeowners dramatically underestimate one thing.

Exposure.

Most people think selling a home is about putting a sign on the lawn, taking some photos and uploading them to a few websites.

That’s not marketing.

That’s barely even advertising.

They’re very different things.

Real marketing is about exposing your property to the largest possible pool of qualified buyers while creating enough competition that buyers begin competing against each other instead of negotiating against you.

That’s the goal.

One of the biggest advantages of working with a Calgary Realtor is access to the MLS® system. People often hear that Realtors in Calgary Alberta have access to around 96% of buyers in the marketplace. Personally, I actually think that number understates it.

When you’re talking about buyers who are actively working with Realtors and searching seriously, you’re essentially talking about the entire market.

Private sellers simply don’t have that same level of exposure.

That’s not an opinion.

It’s just how today’s marketplace works.

My Side-by-Side Experiment

Years ago I had an interesting opportunity. A homeowner had listed their property as a For Sale By Owner.

I contacted them with a proposal.

I said something like this:

“Let’s run an experiment.”

“I’ll list your property on MLS® for your asking price plus my commission.”

“If you make a price adjustment, I’ll make the exact same adjustment.”

“We’ll see who sells it first.”

To their credit, they agreed.

The arrangement couldn’t have been fairer.

Same home.

Same seller.

Same market.

The only meaningful difference was the marketing strategy and exposure. In the end, we sold the property for their original asking price plus the commission.

Meanwhile, they never came close to selling it privately.

That experience reinforced something I had already begun learning. People often think they’re comparing commission versus no commission. In reality, they’re comparing two completely different marketing systems. And that’s a much bigger difference than most people realize.

The Three Buyer Groups

If there’s one concept, I hope you remember from this article, it’s this.

Not all buyers are the same.

In fact, I think there are three distinct buyer groups. Understanding them can make the difference between maximizing your selling price and leaving thousands of dollars on the table.

Buyer Group #1

These are the best and most favourite buyers of everyone. They’re motivated.

Maybe they just lost out in a multiple-offer situation.

Maybe they finally sold their own home.

Maybe they’ve been searching for months.

Whatever the reason, they’re emotionally invested and ready to move. When the right property appears, these buyers compete. These are the buyers who easily and hungrily push prices upward.

This is exactly why pricing strategy matters so much. It’s also why experienced Calgary Realtors spend so much time trying to generate as much interest as possible during those critical first days on the market.

Because if multiple motivated buyers show up at the same time, they stop negotiating against the seller. They start competing against each other. That’s where exceptional results often happen.

Buyer Group #2

The second group of buyers is a little different. These people are just beginning their home search. Maybe your property is the first or second one they've ever looked at. They're still trying to figure out what they like, what they don't like, and what homes are worth in the current Calgary market with the help of a Calgary Realtor

They might make an offer.

They might even compete.

But they're usually not as emotionally invested as Buyer Group #1 because they haven't experienced the disappointment of losing out on another property yet.

They're still learning.

They're still comparing.

They're still deciding.

You certainly want these buyers seeing your home, but they're rarely the buyers who create the strongest competition.

Buyer Group #3

Then there's the third group. If I'm representing a seller, this is the group I hope we never have to rely on. These buyers generally show up after a property has been sitting on the market for weeks or even months.

Their mindset is completely different. Instead of thinking, "I hope I don't lose this house," they're thinking, "I wonder how desperate the seller is."

They're looking for leverage.

They're looking for price reductions.

They're looking for signs that the seller is tired.

Then, after negotiating the price down, they'll often negotiate again after the home inspection or condominium document review.

They're not doing anything wrong. They're simply negotiating from a position of strength because the market has given them that opportunity.

That's exactly why I say you never get a second chance to make a first impression. A strong launch strategy is one of the reasons sellers choose to work with Top Calgary Realtors who understand how to create urgency and attract the right buyers early in the process. 

The Biggest Pricing Mistake I See

One of the most common mistakes I see with For Sale By Owner sellers is overpricing the property.

In fact, I'd say it's the rule rather than the exception.

The reasoning usually sounds something like this:

"Let's start high. We can always come down later."

It sounds logical.

Unfortunately, real estate doesn't usually work that way. When your home first hits the market, it receives the greatest amount of attention it will ever receive.

Your Realtor's database sees it.

Buyers' agents see it.

People with saved MLS® searches see it.

Curious neighbours see it.

People who have been waiting months for the right home see it.

That's your moment.

If the price causes those buyers to pass on your property, you don't simply get those buyers back a month later because you've reduced the price. Many of them have already purchased something else.

The opportunity has passed.

Ironically, I often hear sellers say they don't want to price too low because they're afraid they'll leave money on the table.

My experience has been almost the opposite.

When a property is priced strategically and marketed properly, competition often pushes the price up. This is one of the strategies that experienced Calgary Realtors use to create strong buyer interest and position a property effectively in the market. I've watched this happen countless times. Multiple offers don't happen because someone guessed high. They happen because multiple qualified buyers want the same property at the same time. 

That's a completely different strategy.

Can a Great Negotiator Really Make That Much Difference?

I believe so.

But maybe not for the reason most people think.

Many homeowners look at commission as a cost. I understand why. It's a large number. But I think the better question is this:

What value does that cost create?

Over the years, I've seen many transactions where skilled negotiation alone put thousands—or even tens of thousands—of additional dollars into a seller's pocket.

Sometimes it's an extra $2,000.

Sometimes it's $10,000.

Occasionally it's considerably more.

Every transaction is different. But negotiation isn't just about getting a higher price.

It's negotiating possession dates.

Conditions.

Inspection issues.

Repair requests.

Deposit amounts.

Inclusions.

Exclusions.

Risk.

Timing.

Keeping emotional buyers engaged.

Keeping nervous sellers calm.

And perhaps most importantly…

Keeping the deal together.

The best negotiation is often the negotiation nobody notices because the transaction closes smoothly. That’s one of the reasons sellers work with Best Calgary Realtor professionals who understand that the true value of representation extends far beyond simply putting a home on the market. 

What People Don't See Behind the Curtain

Every once in a while someone tells me:

"I can do exactly what a Realtor does."

I usually smile. Not because I'm offended. Because I remember thinking something similar early in my own career.

The truth is, almost anyone can unlock a door. Almost anyone can upload photos.

Almost anyone can fill out paperwork. That's not what experienced Realtors in Calgary Alberta are paid for.

They're paid for everything that happens before, during and after those things. Preparing the home. Helping decide what improvements are worth making—and which ones are a waste of money.

Pricing strategy.

Marketing strategy.

Professional photography.

Buyer psychology.

Creating urgency.

Managing dozens of conversations simultaneously.

Handling objections.

Reading between the lines during negotiations.

Working through inspections.

Managing financing conditions.

Keeping difficult personalities working together.

Finding solutions when unexpected problems arise.

That's what experience looks like.

The longer I've been in this business, the more I've realized that selling a home isn't one skill. It's fifty different skills working together at exactly the right time.

One Mistake That Can Cost You Thousands

There's another point I think deserves far more attention than it gets.

Timing.

Let's say you decide to sell your home yourself during one of Calgary's strongest spring markets. You spend two or three months trying to make it work.

You answer phone calls.

You hold open houses.

You negotiate.

You reduce the price.

Eventually you decide to hire a Calgary Realtor

The problem is…

The busiest part of the market may already be behind you. You've missed the period when buyer activity was strongest.

Could that cost you money?

In my experience, absolutely. Sometimes considerably. Not because your home suddenly became worse.

But because the timing changed.

The market changed.

Buyer behaviour changed.

That's one of the hidden costs people rarely think about when deciding whether to sell privately first.

Today our team has been fortunate to earn over a thousand online reviews. I'm incredibly grateful for every one of them.

But here's something I hope people understand.

The reviews aren't there simply to prove we're popular.

They're there to tell stories.

Every transaction is different.

Every client faces different challenges.

Every family has different priorities.

When you spend time reading reviews, you begin seeing patterns.

You see how unexpected problems were handled.

You see how negotiations unfolded.

You see how communication was managed.

You see how clients felt throughout the process.

Those stories often reveal situations you may never have considered in your own sale.

More importantly, they help answer one question every homeowner has before hiring a Top Calgary Realtor

"Can I trust this person?"

Trust is earned.

Reviews are simply one way of helping people make that decision.

What I'd Tell My Own Family

If my son...

My daughter...

My brother...

Or my best friend…

Sat down across the table from me and said:

"Ben, I'm thinking about selling my house myself because I want to save the commission."

I wouldn't start trying to convince them they were wrong.

I'd ask one simple question.

"Why?"

If they said:

"Because I want to save $15,000."

I'd say:

"Okay... let's talk about that."

The first thing I'd explain is that if you're trying to reach the entire market, you still need buyers.

And buyers often come through buyers' agents.

So even if you sell privately, you're probably still offering a commission to the agent who brings the buyer. That means you're not really comparing the full commission against zero.

You're comparing half the commission against doing everything else yourself.

Then I'd ask another question.

"Do you honestly believe you can step into a full-time profession you've never done before, compete against people who've spent years mastering it, and expect exactly the same result?"

Maybe.

But probably not.

I've personally run side-by-side comparisons. I've seen what happens. I've watched properties sell for more than enough to cover the commission because of stronger exposure, better pricing, better marketing and better negotiation.

That doesn't mean every Realtor delivers that value.

Not even close.

But the right Calgary Realtor absolutely can. 

Finally, I'd tell them this.

If you've already got the buyer, you may not need a Realtor.

But if you still need to find the buyer…

Compete for that buyer…

Negotiate with that buyer…

Protect yourself during the transaction...

And maximize what you walk away with…

I believe hiring an experienced Realtor is one of the smartest financial decisions you can make.

Final Thoughts

Can you sell your home without a Calgary Realtor

Absolutely.

The better question is whether you should.

If you already have a committed buyer, you may not need one.

If your goal is simply to complete a transaction, selling privately can work in the right circumstances.

But if your goal is to maximize your sale price, expose your property to the largest possible pool of qualified buyers, create competition, negotiate from a position of strength, reduce stress, and avoid costly mistakes, then my advice is different.

After almost twenty-five years in Calgary real estate, I've become convinced that most people don't lose money because they paid a commission.

They lose money because they underestimate everything that goes into achieving the best possible result.

That's why, if someone I cared about asked me whether they should sell their home without a Realtor, my answer wouldn't be based on commission.

It would be based on one simple question:

"Do you want to sell your home... or do you want to maximize everything you walk away with?"

There's a very important difference between the two. Choosing the right Top Calgary Realtor can make all the difference when it comes to strategy, exposure, negotiation, and achieving the strongest possible outcome.
