Airdrie Real Estate 2026: What Homes Cost, the Commute Math and Where to Buy

by Ben Sweet

TL;DR
  • Airdrie in one line: a city of 93,957 people (2026 municipal census) on the QEII just north of Calgary, with about 4,800 more homes in 2025 than in 2021.
  • Prices: CREB's September 2026 benchmark was $505,800 for all Airdrie homes and $591,900 for a detached house, both a little lower than a year earlier.
  • Best fit: buyers who want a detached house for well under Calgary's $739,400 detached benchmark, and who can live with a highway or express-bus commute.
  • Standout: a south-end QEII interchange at 40th Avenue (open since October 2023), with a full SW recreation centre planned to open in 2030.
  • Local proof: Ben Sweet & Associates has at least 55 recorded sales in Airdrie since 2010 — 34 helping buyers, 19 for sellers, 2 for clients who both bought and sold — plus 21 verified client reviews from Airdrie clients (team transaction records and review platforms, as of October 2026).

Airdrie is the cheaper way into a detached house near Calgary. CREB's September 2026 benchmark for an Airdrie detached home was $591,900, which is $147,500 below Calgary's $739,400. The trade-off is the QEII or a weekday express bus. I'm Ben Sweet, and my team has at least 55 recorded Airdrie sales since 2010.

Does moving to Airdrie actually save money once you count the commute?

For a detached house, usually yes, by a wide margin. In September 2026 CREB put the Airdrie detached benchmark at $591,900 and the City of Calgary detached benchmark at $739,400 (CREB regional report; CREB Calgary report). That $147,500 gap is the whole story for most of the families I meet who are weighing the move.

What eats into it is the drive and the bus. Airdrie Transit's adult monthly pass for the ICE express to downtown Calgary is $133.75, and Calgary Transit passes are not accepted on it (City of Airdrie fares, effective Sept. 2, 2025). That works out to $1,605 a year for one commuter. The ICE runs on weekdays only, in the morning and evening rush, with park-and-ride lots at the South Transit Terminal and Ron Ebbesen Arena (ICE 901/902). Outside rush hour, Route 900 runs every 60 minutes, seven days a week, to CrossIron Mills and northeast Calgary (Route 900).

Property tax is the other line to budget. Airdrie's 2026 residential rate is 0.00688444. The City's own example: a home assessed at $614,000 pays $4,227.05 for the year, of which $2,542.93 is municipal tax and $1,649.85 is provincial education tax (City of Airdrie tax rates).

The gap is much smaller if you're shopping condos or townhomes, and CREB's total benchmark ($505,800 in Airdrie against $566,700 in Calgary) reflects that mix. For a block-by-block view of Calgary prices, see Calgary home prices by community.

What is Airdrie's market doing in late 2026?

It has cooled, and buyers have more room to negotiate. CREB counted 115 Airdrie sales in September 2026, 12.2% fewer than a year earlier, and 1,198 sales so far in 2026, down about 13%. New listings fell even harder, to 213 (down 27.8%), which kept inventory at 480 homes, 16.2% lower than last September. With sales slowing faster, months of supply rose to 4.17 (CREB, September 2026 regional stats).

CREB's own explanation is worth reading: it says Airdrie sales slowed “as increased competition from the new home market and competing markets in Calgary and other surrounding areas are weighing on demand,” and that the largest price declines are in higher-density homes (CREB release, Oct. 1, 2026).

Airdrie, CREBSeptember 2026Change vs Sept 2025
Benchmark price, all homes$505,800−3.8%
Benchmark price, detached$591,900−4.7%
Sales115−12.2%
New listings213−27.8%
Inventory480−16.2%
Months of supply4.17—

The longer view comes from the City's assessment records: Airdrie's average residential sale price was $414,259 in 2021 and $576,438 in 2025, and the number of dwellings grew from 28,175 to 32,937 over the same years (City of Airdrie, housing market and projections). That is roughly 4,800 more homes in four years, which is why resale sellers here compete with show homes.

How many homes has Ben Sweet & Associates sold in Airdrie?

Ben Sweet & Associates has at least 55 recorded sales in Airdrie since 2010 — 34 helping buyers, 19 for sellers, 2 for clients who both bought and sold — plus 21 verified client reviews from Airdrie clients (team transaction records and review platforms, as of October 2026).

Each sale is one side of a closed deal where my team represented the buyer or the seller; because it comes from our transaction records and verified reviews, it's a minimum, not a full total. Two patterns stand out in our own Airdrie files. First, it's mostly buyers: 34 of the 55 are purchases, and 17 of the 21 Airdrie reviews come from buyers. Second, the work isn't clustered in one pocket. Of our recorded Airdrie sales since 2022, at least 19 were in the southwest (Bayside, Luxstone, Coopers Crossing, Midtown), at least 15 in the southeast (Kings Heights, Lanark, Ravenswood) and at least 11 in the northwest (Williamstown, Reunion, Fairways).

Which part of Airdrie fits how you live?

Airdrie addresses run in four quadrants (NW, NE, SW and SE), and where you land shapes your commute and your weekends more than your price.

  • South end: the 40th Avenue interchange to the QEII opened October 13, 2023, at the south end of the city, with $29.6 million from the province (City of Airdrie). The planned SW Recreation Centre, with a pool, arenas, a fieldhouse, a gym and an indoor running track, is now projected to open in 2030 as one complete building (City of Airdrie, July 7, 2026).
  • East side: ICE 901 starts at Ron Ebbesen Arena and stops along East Lake Boulevard, so east-side buyers can park free and ride downtown (City of Airdrie).
  • Along Nose Creek: Nose Creek Regional Park is 20 acres of green space in the middle of downtown, and 11 interpretive signs run along the creek pathways from Sierra Springs to Willowbrook (City of Airdrie).
  • Northwest: Reunion is where the new Francophone secondary school is going, with a gym designed for shared community use (City of Airdrie).

If you're still choosing between communities, my earlier post on how to compare Airdrie communities walks through the questions to ask before you fall for a house.

What schools serve Airdrie?

Three boards run schools in the city. Rocky View Schools lists 17 Airdrie schools plus a community learning centre, including three high schools: Bert Church, George McDougall and W.H. Croxford (Rocky View Schools directory). Calgary Catholic School District runs Airdrie's Catholic schools, including St. Martin de Porres High School (Grades 10 to 12) on Yankee Valley Boulevard (CCSD); St. Veronica serves Catholic students south of Yankee Valley Boulevard west of Highway 2, plus Luxstone (CCSD boundaries). French first-language families have the Francophone school board, and a new Grade 7 to 12 school in Reunion. Designated schools depend on your address, so check the boards' boundary tools before you write an offer. For a Calgary comparison, see the best Calgary neighbourhoods for families.

Could the lot next door get a fourplex?

Not yet, but it's being studied. Many Airdrie residential areas already allow up to three homes on one lot, for example a semi-detached house, a basement suite and a garage suite. The City is exploring a change to allow a fourth (City of Airdrie). Its online survey ran May 1 to 25, 2026 and drew 2,795 submissions, and parking was the most common concern in both the survey and the July workshops. Next steps were expected to go to Council in fall or winter 2026 (Airdrie City View).

Why it matters to you: if you're buying on a corner lot or near a transit stop, ask what the current land use allows next door. If you're selling a house that already has a legal suite, that's worth putting front and centre in the listing.

How do you sell an Airdrie house when buyers can tour a show home instead?

With 4.17 months of supply and new builds on every edge of the city, pricing against resale comps alone isn't enough. Price against the nearest show homes as well, because that is what your buyer compares you with. A finished basement, landscaping, fencing and no GST on a resale purchase are your edge over a new build. Presentation matters when buyers can walk a brand-new show home the same afternoon.
