Free Home Evaluation in Calgary: What Your Home Would Sell For Today
TL;DR
- Two ways to get a number: the instant online estimate on my evaluation page, or a price opinion I prepare for your specific home.
- The instant estimate is a starting point. My opinion adds what software can't see: condition, updates, the lot, and what buyers are choosing instead of your home right now.
- Calgary's market is uneven this fall: detached homes in the West had 2.73 months of supply in September 2026, the North East 5.61 (CREB).
- Asking costs nothing. Start at allcalgarylistings.com/evaluation or call 403-774-7447.

What is a free home evaluation from Ben Sweet & Associates? It's my written opinion of what your Calgary home would likely sell for today, built from recent sales of comparable homes, the listings you'd compete with, and your home's condition. You can also get an instant automated estimate online first. Neither costs you anything.
Most people who ask me "what's my house worth?" aren't ready to list. They're deciding something: whether to renovate or move, whether a separation buyout is fair, whether Mom's house will cover her next home, whether to sell this spring or wait. A good number makes that decision easier. A wrong one, too high or too low, makes it expensive.
Is an online home value estimate accurate for a Calgary house?
It's a useful starting point, but it can't see a new kitchen, a tired roof or a busy road. My price opinion adjusts real comparable sales for those differences and shows you the reasoning.
How does the online estimate work, and what can't it see?
On my evaluation page you enter the address, confirm a few property details, and get a valuation report. It's fast and private. It works from data, so it can't see a new kitchen, a tired roof, a busy road behind the fence, or a basement suite that adds real value.
What is my price opinion (a comparative market analysis)?
I pick the sales that genuinely compare to your home, adjust for the differences, and look at what's listed against you right now. You get a likely selling range and the reasoning behind it, so you can check my work instead of taking a number on faith.
Use the online estimate when you're curious. Ask for my opinion when there's a decision riding on the answer.
What determines how much my Calgary home is worth?
Four things: your home as it actually is, recent sold prices nearby, the listings competing with you today, and how fast homes like yours are moving in your district.
- Your home, as it actually is. Size, layout, age, updates, condition, lot, parking, and anything unusual: a legal suite, a corner lot, a backing onto a green space or a main road.
- Recent sales nearby. Sold prices, not asking prices. I lean on the most similar homes and the most recent months, because a sale from last spring can mislead in a fall market.
- Your competition today. The active listings a buyer would see the same weekend, and the ones that sat and expired. Those set the ceiling more than any sold price.
- The market's direction. How fast homes like yours are moving in your district. In September 2026, Calgary homes sold at 97.39% of list price on average after 44 days on market, versus 42 days a year earlier (CREB).
- A range and a plan. A likely sale range, where I'd list within it and why, and what (if anything) is worth fixing before you list.
That's the same process past sellers describe. One wrote:
"…only he provided me with a real value market evaluation of my area and community that I live in. Showed me the evaluations of all the properties that were for sale, sold and conditions they were in. He allowed me to judge for myself as to what the property was worth…"
Why are similar homes worth more in some Calgary districts?
Supply differs by district. In September 2026, detached homes had 2.73 months of supply in the West district against 5.61 in the North East, so a city-wide average won't price your home.
This fall is a good example of why a city-wide headline won't price your home. CREB's September 2026 package shows a split market:
| September 2026 (CREB) | Benchmark price | Months of supply | Days on market |
|---|---|---|---|
| Detached, city-wide | $739,400 | 3.31 | 38 |
| Semi-detached | $685,200 | 3.67 | 43 |
| Row / townhouse | $412,400 | 4.45 | 50 |
| Apartment condo | $291,400 | 5.29 | 55 |
Within detached homes, supply ran from 2.73 months in the West district to 5.61 months in the North East. A seller in a tight pocket can price confidently. A seller in a slower one needs sharper pricing and better presentation to stand out. For community-level benchmarks, see my Calgary home prices by community page.
Is a free home evaluation the same as an appraisal?
No. You get a likely selling range with the comparables behind it and advice on fixes. A lender, court or tax filing may need a formal appraisal from a certified appraiser.
- A likely selling range for your home, with the comparable sales and active listings behind it.
- Notes on what helps or hurts your price, and which pre-listing fixes are worth the money.
- A straight answer if now isn't the right time to sell.
Not an appraisal. A lender, a court, or a tax filing may need a formal appraisal from a certified appraiser. My evaluation is a sales-market opinion to help you decide and to set a list price.
Who prepares my home evaluation at allcalgarylistings.com?
I do. I've been licensed since 2002, and Ben Sweet & Associates has sold over 2,000 homes since then, about 200 closed sales a year from 2022 to 2025 in our team records.
I've been licensed since 2002. Ben Sweet & Associates has sold over 2,000 homes since 2002, and our team's transaction records show about 200 closed sales a year from 2022 to 2025. Our team page on RankMyAgent shows 4.99 out of 5 from 714 verified reviews (read November 1, 2026). Another seller described the pricing conversation like this:
"…neighbourhood recent past and present with photos, which he linked to our tv so we could look together and come to a mutual decision on what to list for. Although the market was not good at the time, we sold in 3 days…"
Real situations: what is my home worth, and should I sell now or wait?
Eleven questions Calgary-area owners have asked me about value and timing, answered with the numbers I'd actually use.
What's my 2018 Mahogany two-storey worth? Three bedrooms, about 2,100 sq ft, front garage, undeveloped basement, backing onto green space. Can anyone beat the online estimate?
Yes. I'd build your number from actual Mahogany sales, not a model. As a reference point, CREB's Housing Data Map put Mahogany's detached benchmark at $803,000 for September 2026, and detached homes in CREB's South East district had 3.34 months of supply that month.
Your house lands above or below that figure depending on three things I'd check. Green space: I compare first with sales that also back onto green space, a pathway or water, then with ones that don't, so the premium shows up in real sold prices instead of a guess. The undeveloped basement: buyers treat it as space they'll pay to finish, so I compare with other unfinished-basement sales rather than adding a number for potential. Age: a 2018 home registered for warranty still has its 10-year structural coverage running, counted from first occupancy (Government of Alberta), which is worth showing buyers.
My team has at least 22 recorded sales in Mahogany since 2022. You'd get the comparables, not just the figure.
I don't have to move, but I'd like to upsize within the next year. Should I list my four-bedroom in Sunset Ridge, Cochrane now or wait for spring?
If you don't have to move, I'd plan for spring and use the winter to line up the purchase. Two parts of the premise need a correction first. Rates haven't come down lately: the Bank of Canada raised its policy rate to 2.50% on October 28, 2026. And Cochrane is already well supplied: in September 2026 it had 68 sales against 163 new listings and about five months of supply, with a benchmark of $575,400 (CREB, September 2026).
That buyer-leaning market helps you on the upsize and works against you on the sale. In Calgary's detached market in 2025, May had 1,273 sales at an average of 28 days on market; December had 583 sales at 52 days (CREB). Because you're selling and buying in the same market, the gap between the two prices matters more than the month you pick.
My order of steps: an evaluation of your Sunset Ridge home now, a lender conversation about the bigger mortgage, then a spring plan with the sale and purchase lined up together. My team has at least 23 recorded sales in Cochrane.
How much is my 2008 bungalow in Drake Landing, Okotoks worth? About 1,400 sq ft, developed basement, double detached garage. Can I trust online estimates out there?
Use online estimates in Okotoks as a rough starting point only. The town is a small market: in September 2026 CREB counted 56 sales and 122 homes for sale across all of Okotoks, with a benchmark of $606,800 and just over two months of supply. A model working from a handful of recent sales, some of them two-storeys in other neighbourhoods, can miss by a lot.
Here's how I'd set your price. First, bungalow sales only, because a bungalow buyer, often someone finished with stairs, shops other bungalows. Second, adjust for the developed basement, which adds usable space but is usually valued below main-floor space, and for the double detached garage. Third, look at what's listed against you that week; with tight supply, one competing bungalow changes the picture.
Your assessment notice is another reference, but Alberta assessments reflect market value as of July 1 of the previous year, so they lag. My team has at least 19 recorded sales in Okotoks, and I'd show you every comparable I used.
What's my Auburn Bay house worth? A 2012 two-storey, front garage, 2,300 sq ft, fully developed basement, one block from the lake. Why do online estimates all disagree?
They disagree because each model works from different data, and none has been inside your house. Some lean on assessment records, some on whatever sales they can match, and none knows your basement finish or exactly how close you are to the water.
For a real number I'd start with Auburn Bay sales. CREB's Housing Data Map showed a detached benchmark of $780,800 there for September 2026. Then the lake. Every Auburn Bay owner belongs to the residents association, with the fee secured on title, and the 2026/27 fees come in three tiers: $523.92 standard, $720.41 lake access and $1,047.80 lake shore (Auburn Bay Residents Association). Which tier sits on your title is something buyers ask about, so I'd confirm it before pricing.
Then I'd compare with similar-age two-storeys with developed basements, separate the sales closest to the lake from the rest, and show you the spread between them. My team has at least 31 recorded sales in Auburn Bay.
What would my 1998 Tuscany two-storey sell for? Four bedrooms, original kitchen, new roof, backs onto the ravine. I'm not listing yet. Will you give me an honest number without pressure?
Yes. You don't sign anything to get my evaluation, and if the honest answer is "wait", that's what I'll tell you.
Here's what I'd weigh. Tuscany's detached benchmark was $769,400 for September 2026 (CREB Housing Data Map), and detached homes in CREB's North West district had 2.86 months of supply, one of the tighter parts of the city. Ravine lots are limited, so I'd look at ravine-backing sales first and treat ordinary lots as a second tier.
The new roof helps: it takes away a big-ticket item an inspector would flag on a 1998 house, though in my experience a roof rarely adds its full cost to the price. The original kitchen cuts the other way, because buyers will compare you with updated homes and discount for the work they'd have to do.
So I'd give you two figures: an as-is range, and what a modest refresh might change, so you can judge whether any work is worth doing first. My team has at least 19 recorded sales in Tuscany. Ask on my evaluation page or call 403-774-7447.
What's my Beltline condo worth? Two bed, two bath in a 2008 concrete building, titled underground parking, south-facing balcony. Have Beltline condo prices gone up or down this year?
Down, for most Beltline condos, though your unit has features that hold value better than average. CREB's September 2026 figures put the City Centre apartment benchmark at $297,900, 8.08% lower than a year earlier, with 5.77 months of supply. The Beltline's all-residential benchmark was $311,500 (CREB Housing Data Map, September 2026). That's a buyer's market, so the price has to be right on day one.
Your strengths: two bedrooms with two baths, concrete construction, which many buyers ask for by name, south light, and a titled stall, which has its own title and transfers with the sale. What I'd check before pricing: the reserve fund study, recent board minutes, any special assessment, and your condo fee per square foot against nearby buildings, because buyers compare all of that.
Then I'd price against two-bedroom units in comparable Beltline buildings, both sold and currently for sale. My team has at least 61 recorded sales in the Beltline; my Beltline neighbourhood page has more on the area.
What's my 2015 bi-level in Kings Heights, Airdrie worth? It has a separate entrance to the basement. Who does evaluations based on actual recent Airdrie sales?
My team does, and Airdrie is one of the places we've worked most, with at least 55 recorded sales there. Airdrie's benchmark was $505,800 in September 2026, nearly 4% lower than a year earlier, with about four months of supply (CREB).
A bi-level is its own product, so I'd compare yours with bi-levels of similar age in Kings Heights and the neighbouring communities, not with two-storeys.
The separate entrance is the question that moves the number. A side door on its own adds flexibility. A suite adds more, but only a legal one can be marketed as a suite: the City of Airdrie requires a development permit for every secondary suite ($300, typically 2 to 4 weeks once the application is complete), and the suite must meet the building code. If your basement has a kitchen, tell me whether it was permitted, because buyers, lenders and inspectors will ask.
Then I'd check the active listings you'd be up against and give you a range with the sales behind it.
I'm a first-time buyer in Calgary and my pre-approval expires in 90 days. Should I buy now, or wait for prices to drop with more listings and lower rates?
Use the 90 days to shop seriously, and buy only if the right home turns up. Waiting may pay off in some segments, but the facts don't support the whole premise.
Rates went up, not down: the Bank of Canada raised its policy rate to 2.50% on October 28, 2026, and its next decision is December 9. Listings aren't surging either: Calgary's new listings in September 2026 were about 11% lower than a year earlier (CREB).
What is true is that condos and townhouses are soft. The apartment benchmark was $291,400, down 8.28% on the year, with 5.29 months of supply, and row homes were down 5.54% (CREB, September 2026). That gives a first-time buyer real room to negotiate today. Detached prices were close to flat, so waiting there is a bet, not a plan.
If you'd rather wait, ask your lender how long your rate hold lasts and what renewing the pre-approval involves. Either way, my team shows you sold prices, not asking prices, before you bid. More on how we work with first-time buyers.
We plan to sell our Mahogany home next year. Is spring really the best time to sell in Calgary, or a myth? Can you show us data on when homes sell fastest?
It's half true. Spring is when the most homes sell and sell fastest, but it's also when the most competition lists. Calgary's detached market in 2025, from CREB's monthly figures: May had 1,273 sales, an average of 28 days on market and a benchmark of $766,300. December had 583 sales, 52 days on market and a benchmark of $726,300.
The listings swung even more: 2,417 new detached listings in May against 559 in December. Spring brings more buyers and more rivals; winter brings fewer of both. CREB also notes that fall price dips are mostly seasonal.
For Mahogany I'd go further than city figures. My team has at least 22 recorded sales in Mahogany since 2022, and I'd pull the community's sales by month, with days on market and sale-to-list ratios, for homes like yours. Then we'd choose a window from that, your next move, and what builders are offering nearby, since new homes compete with resale there. Community benchmarks are on my home prices by community page.
Should we sell our West Springs home now while prices are high, or hold a few years? The kids leave for university in two years. What's the 2027 outlook for Calgary prices?
Nobody can give you a reliable 2027 price, me included, so I'd decide on your plans rather than a forecast. CREB unveils its 2027 forecast on January 19, 2027. Its 2026 forecast said annual prices "should stabilize in the more balanced detached and semi-detached segments" while apartment and row prices eased, and that's roughly how the year has gone.
Your part of the city is one of the firmer ones. In September 2026, CREB's West district had a detached benchmark of $993,700, up 2.69% on the year, with 2.73 months of supply; only West and City Centre showed detached gains. West Springs' detached benchmark was $1,091,000 (CREB Housing Data Map).
So you'd be selling into a steady market, not a runaway one. If you don't need to move, the questions that matter are what you'd buy next and where, what two more years in the house costs you, and how you want the kids' last years at home to look. I'd give you an evaluation now and refresh it each year. My team has at least 19 recorded sales in West Springs.
We listed our Okotoks house in October and it hasn't sold. Should we take it off over Christmas and relist in spring, or keep it on?
If you can handle December showings, I'd usually keep it on, after fixing whatever is stopping it. Two months without an offer is a signal, because Okotoks isn't slow: in September 2026 the town had 56 sales, 122 homes for sale, a 76% sales-to-new-listings ratio and just over two months of supply (CREB). Homes are selling there; buyers are passing on yours.
Winter means fewer buyers but much less competition. In Calgary's detached market in 2025, new listings fell from 1,593 in October to 559 in December, while December sales took 52 days on average (CREB). People shopping over the holidays tend to be serious.
Before deciding, I'd review your price against the Okotoks homes that sold since you listed, your showing feedback, and your photos. Pulling it and relisting in spring only helps if something real changes in that time: price, condition or presentation.
My team has at least 19 recorded sales in Okotoks, and my guide to selling quickly covers what to ask an agent before you switch.
What else do people ask before requesting a home evaluation?
We're in Evanston, kids start a new school next September, and we won't list until spring. Is it worth getting an evaluation now, or will it be out of date by then?
Get one now and refresh it before you list. Today's number tells you what you can afford next, which matters for school catchments and your budget. The market will move by spring: CREB notes that unadjusted prices commonly soften through the fall and that much of it is seasonal. Year to date to September 2026, Calgary homes took 39 days to sell on average versus 34 in 2025. A spring refresh uses the newest sales, so you list at a current price, not a stale one.
The online estimate says about $640,000. My neighbour's house, same model, sold for $700,000 in June. Which one do I believe?
Probably neither, exactly. The automated number can't see your condition or upgrades. Your neighbour's sale is one data point from a different month, and you don't know what was in it: a new furnace, a developed basement, a credit back to the buyer. I'd line your home up against several recent sales, adjust for the differences, and check what's for sale on your street right now. That's what gets you to a defensible range.
I own a one-bedroom condo in the Beltline and there's a special assessment coming. How much does that change what I'll get?
It matters, because buyers read the condo documents and price the assessment in. Apartments are also the slowest segment right now: 5.29 months of supply and 55 days on market in September 2026, selling at 96.10% of list on average (CREB). I'd price against the units competing for the same buyer and decide with you whether to pay the assessment or adjust the price. My condo selling service covers the rest.
Dad's bungalow in Acadia hasn't been touched since the 1980s. We're the executors and don't want to renovate. Can you value it as-is?
Yes. I'd give you an as-is range and, if you want it, a second range for a light refresh (paint, flooring, a deep clean), so you can see whether the work pays for itself. Estates also have legal steps around who can sign and when, so involve the estate's lawyer early. See my estate and probate sale service.
We're separating and need a value we both trust before the lawyers talk buyout. Can you do that without taking sides?
A comparative market analysis is evidence, not an argument: the same comparables and reasoning, shared with both of you. If either lawyer or a court needs a formal appraisal, that's a separate step with a certified appraiser. More on how I handle these sales is on my divorce and separation home sale page.
My bank wants an appraisal to refinance. Can your evaluation replace it?
No. Lenders order their own appraisals. My evaluation is for selling decisions: what to list at, and what's worth fixing first.
We're in Saddle Ridge in the North East. Homes around us seem to sit longer. Does that change your number?
It changes the strategy as much as the number. Detached homes in the North East had 5.61 months of supply in September 2026, about double the West district (CREB). With more choice, buyers compare harder, so pricing right from day one and presenting the home well matter more. I'd show you exactly which listings you're up against.
