Buying or Selling in Auburn Bay, Calgary: The Lake Fee, 2026 Prices and Our Sales There

by Ben Sweet

TL;DR
  • The place: a southeast Calgary lake suburb of 18,090 people (2021 Census), built almost entirely after 2000 around a 43-acre private lake that residents can swim, paddle and fish in.
  • What it costs: a typical detached house had a CREB benchmark of $780,800 in September 2026; the all-homes benchmark was $623,500.
  • The yearly fee: every owner pays the Auburn Bay Residents Association: $523.92, $720.41 or $1,047.80 for 2026/27, depending on the lot's lake tier.
  • Good match for: families (28% of residents are under 15) and anyone working at the South Health Campus next door in Seton.
  • Our record there: Ben Sweet & Associates has at least 31 recorded sales in Auburn Bay since 2017 — 17 helping buyers, 14 for sellers — plus 7 verified client reviews from Auburn Bay clients (team transaction records and review platforms, as of October 2026).

Expect roughly $780,800 for a typical detached Auburn Bay house (CREB benchmark, September 2026), less for a semi, townhouse or low-rise condo, plus a mandatory Residents Association fee of $523.92 to $1,047.80 a year. I'm Ben Sweet. My team has at least 31 recorded Auburn Bay sales since 2017, split almost evenly between buyers and sellers.

Which of Auburn Bay's three fee tiers comes with the home you're looking at?

This is the first thing I check on any Auburn Bay listing, because it is registered on the land title and it never goes away. The Auburn Bay Residents Association (ABRA) says membership is "automatic and mandatory with the purchase of a home in Auburn Bay," and the dues are secured by an encumbrance on each property's Certificate of Title. The fee is reviewed every year and rises with inflation.

ABRA tier (2026/27)Annual fee, GST includedPer month, roughly
Standard$523.92$44
Lake Access$720.41$60
Lake Shore$1,047.80$87

Source: ABRA annual fee information, read November 2, 2026. Invoices go out in March and are due April 1; interest starts May 1. Paying by credit card adds 2%.

What the money buys: Auburn House (the residents' clubhouse at 200 Auburn Bay Blvd SE), its park, landscaping and boulevard upkeep, staff who run programs, and the lake itself. ABRA describes the lake as 43 acres and about 30 feet deep at its deepest point, stocked twice a year with trout (ABRA, Auburn Bay Lake). Residents and their guests can fish it, with a limit of two fish a day.

For buyers: ask for the title and the ABRA encumbrance before you firm up, and confirm the tier in writing. Don't guess the tier from the listing photos. For sellers: have your paid-up ABRA statement ready, because the buyer's lawyer is likely to ask for it.

What sold in Auburn Bay in 2026, and for how much?

Auburn Bay is not only detached houses, and the 2026 sales show it. Here is everything CREB counted from January through October (October is preliminary), with the median sale price for each home type:

Home typeSales, 2026 YTDMedian price, 2026 YTDSales vs. 2025 YTD
Detached141$739,900−10.2%
Semi-detached38$530,0000.0%
Row / townhouse53$392,500−1.9%
Apartment condo46$298,750−50.0%
All homes278$555,000−18.5%

Source: CREB Housing Data Map, Auburn Bay, year-to-date figures as of November 1, 2026, read November 2, 2026. September 2026 benchmarks ($780,800 detached, $623,500 all homes) are from the same map, read October 24, 2026.

Three things stand out to me. Homes took an average of 33 days to sell this year across all types. Preliminary October was slow: 13 sales against 35 new listings, which leaves 64 homes on the market. And apartment sales halved compared with 2025, so condo sellers here are competing for fewer buyers than townhouse sellers are.

How does that compare nearby? On CREB's September 2026 detached benchmarks, Auburn Bay ($780,800) sat above Cranston ($742,600) and Seton ($728,400), below Mahogany ($803,000), and well above McKenzie Towne ($624,300). The full list is on my Calgary home prices by community page.

How many homes has Ben Sweet & Associates sold in Auburn Bay?

Ben Sweet & Associates has at least 31 recorded sales in Auburn Bay since 2017 — 17 helping buyers, 14 for sellers — plus 7 verified client reviews from Auburn Bay clients (team transaction records and review platforms, as of October 2026).

Two patterns show up when I sort our own Auburn Bay files, and I haven't seen them on any of my other community pages:

  • It's a two-way market for us. Since January 2022 we have 27 recorded Auburn Bay sales: 14 for buyers and 13 for sellers. Across our Beltline records, by comparison, buyer sides outnumber seller sides 42 to 16. People buy into Auburn Bay, and they also move up or out of it.
  • Our deals cluster in lake season. 19 of those 27 closed between April and September. In 2025, our busiest Auburn Bay year so far with 8 sales, 6 of them closed from June to September.

I read the second point carefully: it's our files, not a citywide study, and spring is busy everywhere in Calgary. But if you're selling a lake-access or lake-shore home, a listing that goes live when the beach is open lets buyers see the thing they're paying the higher fee for.

Who actually lives in Auburn Bay?

The City of Calgary's 2021 Census profile for Auburn Bay describes a young, owner-heavy family suburb:

  • 18,090 residents; 28% are 14 or younger, against 18% city-wide. Only 5% are 65 or older.
  • Median household income was $125,000 (2020), against $98,000 for Calgary.
  • Of 6,240 homes, 61% are single-detached houses, 10% semi-detached, 10% row houses and 19% apartments in buildings under five storeys. There are no high-rises.
  • 99% were built after 2000, and 43% between 2011 and 2015.
  • 75% of households own. Of those owners, 89% carry a mortgage (65% city-wide), and the median owner pays $2,260 a month in shelter costs.
  • 82% of working residents drive to work.

Brookfield Residential, the developer, told CREB in 2021 that the community "was really inspired by the cottage lifestyle" (CREB Now, March 5, 2021). The census numbers fit that pitch: lots of young kids, mostly owners, and a lot of driving.

Where do Auburn Bay kids go to school?

  • Auburn Bay School (Calgary Board of Education), kindergarten to Grade 5, inside the community (school site).
  • St. Gianna School (Calgary Catholic), a K–6 school in Auburn Bay, built 2017–2020 at an estimated $18.6 million (Alberta Major Projects).
  • Prince of Peace School takes Catholic registrations from Auburn Bay families in its attendance area for grades K–9 (Prince of Peace registration page).
  • High school: Joane Cardinal-Schubert High in Seton has had enough enrolment pressure that the CBE moved New Brighton students (2024) and Copperfield students (2025) to Lord Beaverbrook (JCS registration notices). Check your exact address with the CBE's Find a School tool before you rely on a designation.

Does living next to the South Health Campus help or hurt?

Mostly it helps, especially if someone in the house works there. Alberta Health Services describes the South Health Campus, at 4448 Front Street SE in Seton, as a full-service 274-bed hospital with about 3,000 births and 70,000 emergency visits a year (AHS South Health Campus access brochure). Shift workers there can live a short drive or bike ride away. The same brochure lists BRT Route 302 from the hospital to downtown Calgary, which matters for the 18% of working residents who get to work some other way than driving themselves.

The flip side: with 82% driving, Deerfoot and Stoney Trail rush hours are part of daily life for most households here.

When should you list an Auburn Bay home, and how should you price it?

Price it against the right tier and type first, then pick the timing. A lake-shore house shouldn't be compared with a standard-tier house two blocks back, and a townhouse is competing with 53 others sold this year, not with the detached median. One of my Auburn Bay sellers described how we handled a slow market:

“He gently guided us through the process of setting a price and deciding when to list.” … “Within 4 days of making a price adjustment, we got a fair offer and closed a deal.”

Auburn Bay questions I hear most

Can anyone use Auburn Bay Lake?

It's a private lake paid for by Auburn Bay owners through the Residents Association fee, so it's for residents. ABRA's rules let residents and their guests fish it, up to two fish a day.

Is there a condo high-rise in Auburn Bay?

Not as of the 2021 Census, which counted 1,205 apartments in Auburn Bay, all in buildings under five storeys, and none in taller buildings.

How old are the houses in Auburn Bay?

Young. 32% were built from 2001 to 2010, 43% from 2011 to 2015 and 24% from 2016 to 2021, according to the 2021 Census. So most resale homes are now roughly 11 to 25 years old, an age when roofs, furnaces and hot water tanks deserve a close look on inspection.

Is Auburn Bay more expensive than Cranston?

For detached houses, a little: Auburn Bay's September 2026 CREB benchmark was $780,800, against $742,600 in Cranston. Both communities also charge a residents association fee; Auburn Bay's tiers run from $523.92 to $1,047.80 for 2026/27.

Is Auburn Bay good for families?

By the numbers, it's built for them: 28% of residents are under 15, there are two elementary schools inside the community, and the Residents Association runs summer camps, a beach party and end-of-summer fireworks. See how it stacks up in my best Calgary neighbourhoods for families guide.
