At $1 million and up, Calgary works more like a set of small, separate markets than one city: Elbow Park, Altadore, Upper Mount Royal and Aspen Woods each move differently. Here are the questions luxury buyers and sellers bring us, with CREB's numbers and the rules that apply at this price.

What does Calgary's luxury market look like in 2026?

More $1M+ homes are selling: CREB counted 1,728 sales over $1 million from January to September 2026, up from 1,649 a year earlier, while total Calgary sales fell 10.5%.

Real situations: what are luxury buyers and sellers in Calgary asking us?

$2–3 million near Altadore, Elbow Park or Aspen Woods, kept private. Who handles luxury and off-market homes in Calgary?

Our team, Ben Sweet & Associates (Real Broker), works this range: at least 56 recorded sales at $1 million or more since 2016, 14 of them at $1.5 million or more. Off-market homes exist but are rarer than the term suggests. Under CREA's REALTOR® Cooperation Policy (since January 3, 2024), a home marketed publicly with signs, ads or newsletters must go on MLS® within the board's timeframe, at most three days. Sellers can still choose an exclusive shared one-to-one between agents; that's where quiet sales come from.

Your budget lands differently in each area (detached, year to date, CREB Housing Data Map, read November 1, 2026):

  • Elbow Park: 48 sales, median $2,312,500; $2–3 million is the heart of that market.
  • Altadore: 76 sales, median $1,507,000; $2–3 million usually buys a newer infill.
  • Aspen Woods: 82 sales, median $1,397,500; you're at the top of the community, on larger lots.
  1. List your must-haves so your agent can ask other agents about exclusives.
  2. Get pre-approved; at $1.5 million or more you need 20% down.
  3. Ask any agent how many of their recent sales were private.

Privacy holds through the search; once it closes, the transfer is public at Land Titles.

Relocating from Toronto with about $3M for a modern home with a view. Which neighbourhoods, and how is the luxury market?

With $3 million you're above the typical sale price in every area you named, so you're choosing on view, lot and commute, not price. Year-to-date detached medians on CREB's Housing Data Map (read November 1, 2026): Upper Mount Royal $2,482,500 (34 sales), Elbow Park $2,312,500 (48), Aspen Woods $1,397,500 (82) and Springbank Hill $1,189,000 (90). The first two are mature inner-city streets near downtown; the last two put you on the west side, closer to the mountains.

The top end is busy. Calgary had 237 sales of $2 million or more from January to September 2026, up from 172 a year earlier, and 31 in September alone versus 15 (CREB, September 2026). The Bank of Canada raised its policy rate to 2.50% on October 28, 2026, so get a rate hold before you tour.

  1. Check the lots in front of a view on the City's Development Map for active applications, and look up their land use designation.
  2. Budget closing costs: Alberta has no land transfer tax; the Land Titles transfer fee on $3 million is $3,050.
  3. Register for Alberta Health Care within 3 months of arriving.

We want a $3–4M acreage estate in Springbank or Bearspaw. Who handles high-end acreages west of Calgary and screens tightly?

Our team, Ben Sweet & Associates (Real Broker), can represent you there, and at $3–4 million the work is ruling places out first. Springbank and Bearspaw are in Rocky View County, where CREB's September 2026 benchmark for a rural detached home was $1,225,300, with 321 sales year to date (CREB Housing Data Map). Your budget is the very top of a thin market, so each price needs comparables, and September's 102 average days on market (a small sample) points to room to negotiate.

Before any showing, we'd check:

  1. Water: a private well (find its drilling report in Alberta's Water Well Information Database) or one of the County's 70+ private and co-op systems? AHS won’t test water for a sale, so book a private lab.
  2. Septic: its age; Alberta's current standard has applied since November 1, 2022.
  3. The land use district and any direct control rules, plus the AER abandoned well map.

Money: 20% down ($600,000–$800,000). At Rocky View's 2026 residential rate, property tax is about $16,817 a year on a $3.5 million assessment, and the principal residence exemption usually covers only half a hectare, so ask an accountant about the rest. More in our acreage buying guide.

Selling our $2.5M Elbow Park estate with video, international exposure and qualified-only showings. Who has actually sold above $2M recently?

Ask every agent you interview for their own closed sales above $2 million in the last two years, pulled from MLS®, with the side they represented; that list settles it. For our part, Ben Sweet & Associates (Real Broker) has at least 56 recorded sales at $1 million or more since 2016, including 14 at $1.5 million or more. CREB's Housing Data Map shows 48 detached Elbow Park sales year to date at a median of $2,312,500 (read November 1, 2026), so $2.5 million sits above the middle and needs comparable sales to back it.

A plan worth insisting on:

  1. Showings only after the buyer's agent sends proof of funds or a lender pre-approval.
  2. Public or exclusive, decided up front. Under CREA's REALTOR® Cooperation Policy, signs, ads or newsletters put the home on MLS® within three days at most; an exclusive stays quiet but reaches fewer buyers.
  3. Ask to see a past listing's full video, and exactly where yours would appear internationally.
  4. Have your flood-map status ready: Council sent the City's proposed flood-map updates back for more engagement on April 28, 2026, and buyers will ask.

How much do we need down on a $1.5 million home?

At least 20%, or $300,000, because mortgage default insurance isn't available at $1.5 million or more. Between $1 million and $1.5 million, the minimum is 5% of the first $500,000 and 10% of the rest, so a $1.2 million home needs $95,000. With 20% or more down at a federally regulated lender, you still qualify at the higher of your rate plus 2% or 5.25% (OSFI).

What are the closing costs and property taxes on a $1.5 million home in Calgary?

About $2,800 in government fees, plus legal fees, because Alberta has no land transfer tax. On a $1.5 million purchase with a $1.2 million mortgage, Land Titles charges $1,550 for the transfer and $1,250 for the mortgage. At Calgary's 2026 residential rate, property tax is roughly $9,975 a year on a home assessed at $1.5 million.

We own a city home and a lake cabin. Which one is tax-free when we sell?

Only one of them for any given year: a family can designate a single principal residence per year. If the family used both, you choose which years go to which property when you sell, and you report the sale on Schedule 3 and Form T2091. An accountant can model which split saves more.

How do I choose a luxury realtor in Calgary?

Choose based on recent sales at your price point in your area, how they protect your privacy, and how they'll present your home. Ben Sweet & Associates (Real Broker) has at least 56 recorded sales at $1 million or more since 2016, including 14 at $1.5 million or more, and 714 verified RankMyAgent reviews at 4.99/5 (November 1, 2026).

“We have transacted over a dozen properties in the US and Canada over 30+ years and they were the best! From listing, marketing and negotiating, they were the best!”
