South Calgary Real Estate (Marda Loop): Infill Duplexes, Older Bungalows and 2026 Prices
- Two names, one area: South Calgary is the City's name for the inner-city SW community between 14 Street SW and Crowchild Trail; most people call it Marda Loop, after the shops on 33rd and 34th Avenues.
- Semis cost more than houses: CREB's October 2026 benchmark puts a typical semi-detached home ($1,036,800) above a typical detached house ($931,600), and semis have outsold detached houses in 2026.
- Mostly apartments, half renters: 49% of occupied homes are in low-rise apartment buildings and half of households rent (2021 Census).
- Good fit if you want a short commute and a walkable main street, whether that's a first condo or a new infill.
- Our record: Ben Sweet & Associates has at least 17 recorded sales in South Calgary since 2006 — 12 helping buyers, 5 for sellers — plus 7 verified client reviews from South Calgary clients (team transaction records and review platforms, as of October 2026).
How much does South Calgary cost in 2026? CREB's October 2026 benchmark for a typical South Calgary home was $673,300 across all types. By type it was $315,300 for an apartment condo, $600,800 for a townhouse, $931,600 for a detached house and $1,036,800 for a semi-detached home. So far in 2026, semi-detached homes have outsold detached houses 31 to 19.
Is it South Calgary or Marda Loop?
Both, depending on who you ask. South Calgary is the City's official community name. Marda Loop is the business improvement area centred on 33rd and 34th Avenues SW, between Crowchild Trail and 18th Street SW, and it spills into Altadore, Garrison Woods and part of Richmond-Knob Hill as well. Listings, buyers and neighbours use the two names almost interchangeably, so search for both when you shop.
The name has a story. A streetcar line reached this part of the city in 1909 and turned around in a loop near 34th Avenue and 20th Street. The Marda Theatre opened in 1953, named by its founders Mark and Mada Jenkins, and ran until 1988. The business area picked "Marda Loop" in a 1985 contest, and it still hosts the Marda Gras street festival, Calgary's oldest street fair.
South Calgary itself was established in 1914 on land Calgary annexed in 1907, but it stayed mostly empty until the early 1950s. Today the housing is a mix of eras: in the 2021 Census, 16% of occupied homes dated from 1960 or earlier and 28% from 2011 to 2021, and Wikipedia's Marda Loop entry notes that since the 2010s many older homes in the surrounding communities have given way to higher-density housing. The community has its own outdoor swimming pool, a community hall, several parks and the Giuffre Family Library.

Why do semi-detached homes matter so much in South Calgary?
Because most house buyers here end up in one. So far in 2026, CREB counts 31 semi-detached sales in South Calgary against 19 detached sales. In the 2021 Census the community had 515 single-detached houses and 265 semi-detached homes, so semis are trading far more often than their share of the stock would suggest.
Semis also carry the higher price tag. CREB's benchmark is its model price for a typical home of each type, and in October 2026 it was $1,036,800 for a South Calgary semi and $931,600 for a detached house. The two measures can disagree, though. The median detached sale this year, $1,150,000, sits above the median semi at $1,073,500, because a median reflects whichever homes happened to sell, while the benchmark models a typical one. With only 19 detached sales, that median depends heavily on which houses happened to come up.
For a seller of an older bungalow, the practical point is that two very different buyers may want your home: someone who will live in it and someone who values the lot. For a buyer, a semi can be the way into a newer house in this location without paying for a full new detached build.

Bungalow, infill or condo: what should you check before you buy?
An older bungalow. Ask for the age of the roof, furnace and hot-water tank, and whether the sewer line has been scoped. If the lot is the appeal, check the property's land use designation on the City's online map before you count on splitting or rebuilding, because the community works under an area redevelopment plan.
A new infill semi. Ask who built it, when it was finished and for the new home warranty paperwork. Find out whether the two halves share anything, such as a roof or a driveway, and how that is written up.
A condo or townhouse. Read the condo documents, the reserve fund study and recent board minutes before you firm up, and look at what the monthly fee covers. Our condo services page explains how we go through them with you.
