The friendly person in the show home works for the builder. When my team represents you on a new build in Calgary, Airdrie or Okotoks, we work for you: comparing the build against resale, checking the builder's licence and record, negotiating the purchase, and keeping you on top of deposits, dates and warranty from contract to possession.

Should I buy a new build or a resale home in Calgary?

See both before you choose. A builder brings its own contract and new-home warranty coverage; a resale home may offer more for the same money a few streets over. I lay them side by side.

Most people who walk into a show home in Mahogany or Livingston haven't yet seen what the same money buys in a five-year-old house a few streets over. I think you should see both before choosing. Here's how they compare on the points that tend to decide it:

Buying from a builderBuying resale
Who's across the tableThe builder and its sales staff, with the builder's own contractAn owner, usually with their own agent, on a standard purchase contract
WarrantyFull provincial coverage starts at the first of occupancy, permission to occupy, or title transferHomes built since February 1, 2014 carry any remaining coverage, because the warranty stays with the house on resale
GST rebatesFirst-time buyers may qualify for the federal new-home GST rebateThe new-home GST rebates don't apply
TimingPossession depends on the buildPossession date is negotiated

Warranty facts are from the Government of Alberta. If you're also selling a home to fund the new one, my buy-and-sell timing service covers how we line the two up.

What does a buyer's agent do on a new construction purchase?

We help before your first show home visit, check the builder on Alberta's free Builder Registry, review and negotiate the builder's contract, and stay involved through possession and the first year's warranty.

What should happen before you visit a show home?

We talk budget, your lender pre-approval, and which communities fit your commute and schools. Ask the builder how they work with a buyer's agent before your first visit, and tell us where you're headed.

How do you check a builder before you commit?

Alberta requires every residential builder to hold a licence, valid for one year (builder licensing). The free Builder Registry shows licence status and class, the company's directors, related companies, any enforcement actions, and how many homes they've built in Alberta since February 1, 2014 (public registries). We look before you commit.

What can you negotiate with a builder?

Price, included features, upgrades, possession timing: builders negotiate too, and having someone in your corner changes the conversation. The builder's contract is theirs, so your lawyer should review it before you're bound.

What do we do while your home is being built?

We help you keep track of deposit dates, condition deadlines and possession updates, and keep your lender and lawyer in the loop.

What happens at possession?

We help you get ready for the walkthrough before you take the keys, and many buyers choose to bring an independent home inspector.

Who fixes defects after you move in?

Warranty claims go to the warranty provider, which is responsible for working with the builder to fix defects (Government of Alberta, warranty claims). If you don't know who your provider is, the Property Registry shows it.

What warranty and cancellation rights do Alberta new-home buyers have?

Alberta's minimum warranty coverage is $265,000 for a single-family home and $130,000 for a condo unit. On a new condo from a developer, you can cancel in writing within 10 days.

What are Alberta's minimum new-home warranty limits?

At least $265,000 for a single-family home, $130,000 for a condo unit, plus up to $3.3 million for each multi-family building's common property (Alberta).

How long do you have to cancel a new condo purchase?

Ten days. On a new condo bought from a developer, you can cancel in writing within 10 days of the later of signing or receiving the required documents; the developer must refund your money within 15 days (Condominium Property Act, s.13).

Has Ben Sweet's team represented buyers in new Calgary communities?

Yes. Team records show at least 22 recorded sales in Mahogany since 2022 and 12 in Skyview Ranch, counting resale and builder purchases. Ben Sweet & Associates has sold over 2,000 homes since 2002.

Ben Sweet & Associates has sold over 2,000 homes since 2002, the year I was licensed. My own RankMyAgent profile shows 586 verified reviews at 4.99 out of 5 (read November 1, 2026). In newer communities where much of the housing is recent, our team records show at least 22 recorded sales in Mahogany since 2022 and at least 12 in Skyview Ranch, where Rate-My-Agent ranked me #1 of 9 agents in October 2026; those counts include resale as well as builder purchases.

"We didn't know whether he would be part of our purchase or not (we were considering going with a builder that didn't allow a realtor) but regardless would represent the sale of the current house. He didn't put any pressure on about the new purchase and was very helpful and flexible in showing us available properties when we wanted to see other options."
Amanda N.
"We learnt so much about what to look for both in older homes and new builds. He made sure we were aware of all the properties available in our desired area. Which made us very confident in our final choice."
Alex A.

What goes wrong with builder contracts, deposits, delays and warranty, and what would we do?

Most problems trace back to the builder's contract, so that's where we start. Five new-build problems buyers have brought to us, with what Alberta's rules actually say and what I'd do next.

New build from a Mahogany show home, or a five-year-old resale in Auburn Bay? Should I bring my own realtor to the show home? What does Alberta's warranty actually cover?

Bring your own agent, and settle it before your first show-home visit by asking the builder how it works with buyer's agents. The rep sells that builder's homes; nobody in that room is weighing it against the Auburn Bay house for you.

On price, CREB's Housing Data Map put the detached resale benchmark at $803,000 in Mahogany and $780,800 in Auburn Bay for September 2026. A new home carries GST (check whether the builder's price includes it). The regular new housing rebate disappears at $450,000 (CRA), so at these prices only the First-Time Home Buyers' rebate, up to $50,000, helps, and only if you qualify.

On warranty, a new home gets the full provincial minimums: 1 year on labour and materials, 2 on delivery systems, 5 on the envelope, 10 on major structure. A five-year-old house has used up all but the structural coverage, which has roughly five years left; the Property Registry shows when its coverage began.

Then compare lot, finishes, possession date and each community's residents association fee. My new construction guide has more questions for the show home.

Our builder in south Calgary says possession is delayed six months and our lease is ending. What are our rights in Alberta, and who helps buyers with builder delays?

Your rights come mostly from the purchase contract you signed, so read it with a real estate lawyer this week. Alberta's mandatory warranty covers defects after you move in, not late completion, and I haven't found a provincial rule that sets a completion deadline for a freehold builder.

In the contract, look for the estimated and outside possession dates, whether the builder may extend and by how much, what notice it owes you, whether you can terminate and recover your deposit past the outside date, and whether any compensation is set out. If the home is condo-titled, ask your lawyer about the Condominium Property Act too.

Then protect the move. Ask your landlord in writing for a month-to-month extension. Call your lender now, because a mortgage approval or rate hold can expire inside a six-month delay. Get every new date from the builder in writing.

My team helps buyers track builder dates, keep the lender and lawyer aligned, and judge whether walking away makes sense against what resale offers today in communities like Cranston.

We're buying new in Airdrie and the builder's rep says we'll get a better deal without our own realtor. Is that true in Alberta? Who pays the realtor on new construction?

No Alberta rule makes it true, and you can test the claim with one email: ask the builder in writing what exactly comes off the price if you arrive without an agent. Who pays is set by each builder's own policy. Many builders pay the buyer's agent themselves and a few won't work with agents at all, so ask yours to confirm its policy in writing before you sign anything.

What you'd get from your own agent in Airdrie: leverage from the resale market, where the benchmark was $505,800 in September 2026, nearly 4% lower than a year earlier, with about four months of supply (CREB). That's a real alternative to put in front of the builder.

We'd also check the builder's licence and enforcement history on the provincial Builder Registry, compare included features and upgrade pricing, and get the contract to your lawyer before you're bound. If you're first-time buyers, ask about the federal First-Time Home Buyers' GST rebate, up to $50,000 on a new home (CRA). My team has at least 55 recorded sales in Airdrie. More on our first-time buyer service.

We're looking at a pre-construction townhouse in Mahogany finishing in 2028, and the builder wants 15% in deposits. Is that protected if the builder goes under? Who would you suggest?

It depends on how the townhouse will be titled, so that's your first question for the builder and your lawyer. If it's a condominium unit, the Condominium Property Act requires your deposits to be held in trust at an Alberta financial institution until title is in your name, unless they're covered by a Minister-approved protection arrangement instead, and you get 10 days to cancel after signing or receiving the disclosure documents (ss.13 and 14).

If it's freehold, I haven't found any Alberta rule that protects the deposit if the builder fails, and the province's mandatory warranty minimums don't list deposit protection. With 15% sitting until 2028, that's a lot at risk.

Ask who holds the money and in what account, whether any of it is insured, and whether the deposit can be staged or reduced. Check the builder on the provincial Builder Registry for licence status, enforcement actions and homes built since 2014.

As for a suggestion: my team works south Calgary's new communities, with at least 22 recorded sales in Mahogany since 2022, and we'd go through the terms with you and your lawyer before you sign.

Our Okotoks house is 14 months old. The basement slab has cracks, doors don't close properly, and the builder won't respond. What does Alberta's warranty cover after year one, and how do we claim?

You're past the one-year labour and materials coverage, but what you describe may fall under the longer terms, so file a claim now. Alberta's minimums are 2 years on delivery and distribution systems, 5 years on the building envelope and 10 years on major structural components, which include the frame and the foundation (Government of Alberta).

Slab cracks and sticking doors can be cosmetic, or they can point to movement. The warranty provider decides which after assessing it, guided by the province's Construction Performance Guide.

Steps: find your provider on the provincial Property Registry by address, which also shows when coverage started. Contact the provider directly and follow its claim process; a builder going quiet doesn't stop you claiming. Document everything: dated photos, crack widths against a ruler, which doors stick and when, and every message to the builder. If you disagree with the provider's decision, the Residential Protection Program explains the dispute options.

If you later sell, any remaining coverage stays with the house, which buyers value.

What else do new-build buyers ask?

We're first-time buyers looking at a new townhome in Seton for around $640,000. Someone mentioned a GST rebate. How much could we actually get back?

Possibly all of the GST. The federal First-Time Home Buyers' GST rebate can cover up to 100% of the GST paid, to a maximum of $50,000, on a new home valued at $1 million or less (CRA). Conditions apply: you sign with the builder on or after March 20, 2025 and before 2031, it's your primary residence, you're the first occupant, and you haven't lived in a home you or your partner owned as your main residence in the current year or the previous four calendar years (CRA, who can apply). It tops up the regular new housing rebate where both apply (CRA). Confirm your eligibility with CRA or your accountant before counting on it.

We put a deposit on a pre-construction condo in the Beltline and now we're second-guessing it. Is that money safe, and can we still back out?

If you bought from the developer, Alberta's Condominium Property Act gives you 10 days to cancel in writing, counted from the later of signing or receiving all the required documents; the developer then has 15 days to return your money (s.13). Deposits must be held in trust in an Alberta financial institution until title is issued to you, and deposited within 3 days of receipt, unless they're protected under a Minister-approved arrangement instead (s.14) (Condominium Property Act). Ask the developer in writing how yours is held. Past the 10 days, your contract governs, so bring it to your lawyer. This is general information, not legal advice.

Our builder in Cornerstone is a small company I've never heard of. How do we check them out before we sign?

Start with the province's free Builder Registry. It shows licence status and class, the people in control of the company, related companies, any enforcement actions under the New Home Buyer Protection Act, and how many homes they've built in Alberta since February 1, 2014; suspended or cancelled licences show as such (Government of Alberta). Licences last one year, and starting January 1, 2027, builders applying or renewing must confirm they meet new competency requirements (builder licensing). We'd go through the record with you and look at homes they've finished.

We moved into our new house in Legacy about 18 months ago and the heating ductwork has problems. The builder has stopped returning calls. What can we do?

You're likely still inside the two-year coverage for delivery and distribution systems, which includes heating and ventilation (Government of Alberta). File a claim with your warranty provider rather than relying only on the builder; providers are responsible for working with builders to correct defects (warranty claims). Not sure who your provider is? Search your address on the Property Registry; it lists the provider, the builder and when coverage started. Keep dated photos and every email. If it's escalating, your lawyer is the next call.

We've signed for a spec home in Rangeview but haven't sold our place in Chaparral yet. When does the warranty start, and does it matter how we time the sale?

Coverage begins at the first of three events: you occupy the home, the permitting authority grants permission to occupy, or title transfers to you (Government of Alberta). So the clock usually starts around possession, not when you sign. Timing your Chaparral sale is the bigger risk: list too late and you could carry two homes; too early and you may need somewhere to live in between. That's exactly what my buy-and-sell service plans around. Your lender can tell you whether bridge financing is an option.

Buying your first home and leaning toward a new build? My first-time buyer service covers the down payment programs and the steps before you sign. To compare new communities with established ones on price, see Calgary home prices by community, or look at Cranston for a southeast community where resale and newer homes sit side by side.
