Buying and Selling at the Same Time in Calgary: How My Team Lines Up Both Moves

TL;DR

  • One agent, two transactions, one timeline. I price, list and sell your current home while we shop for the next one.
  • There are three ways to sequence it. Which is safest depends on your equity, your lender, and how fast your type of home is selling right now.
  • In September 2026, detached homes in Calgary averaged 38 days on market; apartments averaged 55 (CREB).
  • Start with a home evaluation so you know what you're working with.

The hardest part of moving up, down or across town isn't either sale on its own. It's the gap between them. Sell too early and you could be renting for a couple of months. Buy too early and you're carrying two homes. When you hire my team for both sides, one plan covers both deals, so the sale funds the purchase and the dates line up as closely as the market allows.

Should I sell my house first or buy first in Calgary?

There are three options: sell first for budget certainty, buy with an offer conditional on your sale, or buy first and sell right after. Which fits depends on your equity, your lender's plan and how fast each home moves.

When does selling first, then buying, make sense?

When you want the most certainty about your budget, because you know your sale price before you buy. The risk is needing a short-term place if the right home doesn't show up in time. Works well when the home you're selling is the slower-moving type.

How does buying conditional on your sale work?

You make an offer that only goes firm once your current home sells. It protects you from owning two homes. It's weaker to a seller, so the rest of your offer has to be strong, and some sellers will say no.

When does buying first, then selling, make sense?

Only when you have enough equity and a lender plan, sometimes bridge financing, for the overlap. You secure the home you love, then list. I'll want you to talk to your lender before we write that offer.

There's no single right answer. In our first meeting we go through your situation and pick the order that carries the least risk for you.

Which sells faster in Calgary right now: houses, townhouses or condos?

In CREB's September 2026 numbers, detached homes moved fastest at 38 average days on market, while apartment condos took 55. District matters too, so a tight-supply area can change the order of your moves.

How quickly your current home is likely to sell, compared with the type you're buying, decides a lot. Here's CREB's City of Calgary snapshot for September 2026, the latest month released when this page was updated:

Home typeAvg. days on marketMonths of supplySold vs. list price
Detached383.3197.90%
Semi-detached433.6797.25%
Row / townhouse504.4597.41%
Apartment condo555.2996.10%

Location matters too. Detached homes had under three months of supply in the West, South and North West districts, and 5.61 months in the North East. Selling a condo to buy a detached home in a tight district is a very different plan from selling a detached home to buy a condo. I'll walk you through the live numbers for your two specific communities.

How do you coordinate buying and selling a home at the same time?

I run both deals as one plan: equity and lender check, pricing and prep for your sale, a focused search, then offers on both sides negotiated with the other date in mind, through to matching possession dates.

1. Equity and lender check
We estimate what your current home should sell for, and you confirm with your lender what you can carry and whether bridge financing is an option.
2. Pricing and prep for the sale
I pull comparable sales, walk through your home, and tell you what's worth fixing before photos and what isn't.
3. Focused search for the next home
Your criteria plus your timing. If you need to sell first, I'll tell you straight when a home isn't worth risking it for.
4. Offers on both sides
I negotiate the sale and the purchase with the other date in mind, including conditions and possession dates, so the two contracts work together.
5. Conditions, lawyers, possession
Inspection, financing and any sale condition get tracked on one calendar. Your lawyer gets both files, and I stay with you through both possession days.

Paperwork people forget: when you sell your principal residence, CRA says you generally don't pay tax on the gain, but you still have to report the sale and designate the property on Schedule 3 of your return. CRA has only allowed the exemption if you report it since the 2016 tax year. On the purchase side, Alberta has no land transfer tax, just Land Titles registration fees. Your accountant and lawyer handle the details.

Has Ben Sweet's team helped people buy and sell at once?

Yes. Ben Sweet & Associates has sold over 2,000 homes since 2002, and many of those clients were selling one home and buying the next, including in Cranston and McKenzie Towne.

I've been licensed since 2002, and Ben Sweet & Associates has sold over 2,000 homes since then. Many of those were people selling one home and buying the next. Ben's own RankMyAgent profile shows 586 verified reviews at 4.99 out of 5 (read November 1, 2026). On both sides of the deal in the same communities, my team has at least 28 recorded sales in Cranston and at least 25 in McKenzie Towne, 14 of those McKenzie Towne sales on the listing side (team records and verified reviews, October 2026).

"Ben went above and beyond in helping us list & sell our home as well as find & buy a new one… He helped us coordinate the move-out and followed up multiple times after the move-in…"

"Ben helped us sell our old house and buy a new one… Ben's pricing strategies also allowed us to sell our previous house super quickly."

What do real buy-and-sell timing problems look like, and how do we solve them?

Almost all of them come down to the gap between two closing dates and how to finance it. Specific buy-and-sell timing questions from Calgary-area families, with the numbers and the plan I'd use.

We want to move from our 3-bedroom in Cranston to a bigger house in Mahogany, around $850k. Sell first or buy first? How does bridge financing work, and can the possession dates line up?

In most cases I'd list Cranston first, or at the same time you start touring. A firm sale tells you exactly what you can spend in Mahogany, and Calgary detached homes averaged 38 days on market in September 2026 (CREB).

Know the gap before you fall for a house. Cranston's detached benchmark was $742,600 and Mahogany's was $803,000 that month (CREB). At $850,000 you're shopping above the Mahogany benchmark, so check what your lender will approve on the difference. My community price table shows both areas side by side.

Bridge financing is a short-term loan from your lender that covers the down payment on the new house when your current one has sold firm but closes later. You pay interest for those days, and each lender sets its own rules, so ask yours exactly what it needs before you write an offer.

On possession: yes, I negotiate both dates as a pair. The cleanest version is the same day, or a few days of overlap so you only move once. Ask your lender whether your mortgage can be ported, too. My team has at least 28 recorded sales in Cranston and 22 in Mahogany.

We're selling our Airdrie house and buying in northwest Calgary this spring. Our kids are 8 and 11 and should switch schools at summer break. Can one agent handle both the sale and purchase?

Yes. With one agent on both sides, there's one calendar for both possession dates and nobody passing messages between two offices. For your family I'd plan backward from the end of the school year:

  • Choose the school first. The Calgary Board of Education assigns a designated school by home address, so the address you buy decides the school. Check the designation before every offer, and note any lottery program deadlines, because CBE registration isn't first come, first served.
  • List Airdrie early in spring. In September 2026 Airdrie had about four months of supply and a $505,800 benchmark, while northwest Calgary detached homes had just 2.86 months and a $781,400 benchmark (CREB). The Airdrie sale will likely take longer, so it goes first.
  • Set both possession dates for after the last day of school, ideally with a few days of overlap.
  • Register the kids as soon as your purchase is firm.

My team has at least 55 recorded sales in Airdrie. For a feel of the northwest options, see my family neighbourhoods guide.

Baby number two is coming and our 2-bedroom McKenzie Towne townhouse is too small. We want a detached home in Auburn Bay or Cranston under $700k but can't carry both. Can you coordinate it?

Yes. On your budget the plan is to sell first and buy on a matched date, so carrying two homes never comes up.

Start with the townhouse. Row homes are the slower part of Calgary's market right now: in September 2026 they averaged 50 days on market with 4.45 months of supply, and the citywide row benchmark was down 5.54% from a year earlier (CREB). Getting the price right from day one matters.

Then the purchase. Under $700,000 sits below the September detached benchmarks for both Auburn Bay ($780,800) and Cranston ($742,600), so expect older or smaller detached homes, with a semi-detached as a backup option. Every Auburn Bay owner also pays a mandatory residents association fee: $523.92 a year at the standard rate for 2026/27. See my Cranston community guide for that side.

To avoid overlap, I'd ask for a longer possession on your sale, then write your offer with a matching date. If the right house appears first, a sale-conditional offer can work while the market is this balanced. My team has at least 25 recorded sales in McKenzie Towne.

We love a house in Seton but haven't sold our Auburn Bay home, and the seller won't take a sale-conditional offer. What are our options, and how risky is firming up before we sell?

You have four realistic options, and only one carries risk you can't undo:

  • List Auburn Bay right away and ask the Seton seller for a later possession date, giving your sale time to land.
  • Offer with a sale condition plus an escape clause. The seller keeps marketing, and if another offer arrives you get a short window to firm up or step aside. Some sellers who refuse a plain sale condition will accept this.
  • Firm up now and sell afterward. This is the risky one.
  • Let it go, sell first, and shop with a firm sale in hand.

How risky is firming first? It depends on how quickly Auburn Bay sells at your price. Its detached benchmark was $780,800 in September 2026, Seton's was $728,400, and Calgary detached homes averaged 38 days on market at 97.90% of list (CREB). If yours takes longer or sells lower, you carry two mortgages and may need bridge financing. Get your lender's approval in writing before you remove any condition.

My team has at least 31 recorded sales in Auburn Bay and 13 in Seton.

We're moving up from our Tuscany starter home to Rocky Ridge or Royal Oak, about $950k, with two years left on our mortgage term. How do we avoid the penalty?

One phone call first: ask your lender for your exact payout penalty and whether your mortgage is portable. Those two answers shape everything else.

The Financial Consumer Agency of Canada says the penalty is usually the higher of three months' interest or the interest rate differential, and lenders usually use the IRD when your rate is above today's and you signed less than five years ago. With two years left, that's worth checking. Ways to shrink it:

  • Port the mortgage to the new house, keeping your rate and terms, and ask whether you can add to it for the higher price.
  • Use this year's prepayment privileges before you sell.
  • If the penalty is large, weigh it against moving closer to your renewal date.

On the market: Tuscany's detached benchmark was $769,400 in September 2026, Rocky Ridge's $835,100 and Royal Oak's $802,000 (CREB). At $950,000 you'll have choice in both. See how penalties fit into total selling costs.

I'll run both sides as one plan. My team has at least 19 recorded sales in Tuscany, 11 in Rocky Ridge and 10 in Royal Oak.

We're selling in Okotoks to buy in Calgary, closer to work. If ours sells fast and we haven't found anything, can we get a long possession date? What does a rent-back look like?

Yes to both, and in Okotoks a quick sale is a real possibility. The town had just over two months of supply in September 2026 (CREB), so a well-priced house can sell before you've found the next one.

A long possession date is negotiable in Alberta; it's a term in the purchase contract like any other. I'd show your preferred date in the listing so buyers know upfront. Fewer buyers can wait that long, so it can cost you some competition. That's the trade-off.

A rent-back means the sale closes on schedule, then you rent the house from the new owner for an agreed period. Put it in a written agreement through both lawyers: rent, deposit, end date, utilities, and insurance on both sides. Ask your lawyer whether Alberta's Residential Tenancies Act applies to your arrangement.

The other move is to start touring in Calgary before you list, so you know what your money buys and can act fast. Get a free evaluation of your Okotoks home to set the budget. My team has at least 19 recorded sales in Okotoks, and I'll run both deals together.

We're selling in Chaparral and buying a lake home in Auburn Bay. I've heard horror stories about owning two houses. Can one experienced agent handle both deals and the timing?

Yes. My team runs both deals as one plan, built to avoid exactly that story:

  • Price Chaparral on real sales. Its detached benchmark was $722,600 in September 2026, and south Calgary detached homes had 2.75 months of supply (CREB). We get it market-ready before you shop seriously.
  • Know the lake costs. Auburn Bay Residents Association membership is mandatory and registered on title. For 2026/27 the annual fee is $1,047.80 for lake shore homes and $720.41 for lake access, including GST.
  • Sequence the offers. Ideally the Chaparral sale is firm, or close, when you offer on the lake home. If the right house appears first, we look at a sale-conditional offer or bridge financing, approved in writing by your lender before anything goes firm.
  • Match the dates. I negotiate both possession dates together, aiming for the same day or a short overlap.

My team has at least 20 recorded sales in Chaparral and 31 in Auburn Bay. Tell us your timing and we'll map it out.

What else comes up when you buy and sell at once?

Every move-up or downsize is different. Here are the situations I hear most, with hypothetical people and real answers.

We own a semi in Killarney and want a detached home in West Springs. Should we list first or start shopping first?

Look at the two markets. In September 2026, CREB reported semi-detached homes averaging 43 days on market across Calgary. Detached homes in the West district had just 2.73 months of supply, one of the tightest areas in the city, with a benchmark of $993,700. That means the house you want may not wait for you. A common plan is to get your semi fully prepped and priced, start viewing in West Springs at the same time, and list the moment we see a home worth chasing. That way you're never more than a few steps from a firm sale. Your lender's answer on carrying both homes decides how far ahead of your sale you can buy.

If we make an offer conditional on selling our Tuscany house, will a seller even accept it?

Some will and some won't. It depends on how long their home has been listed, whether they've already bought, and how strong the rest of your offer is. In a balanced market, which is how CREB described Calgary's detached segment in September 2026, sellers are more open to it than in a frenzy. Before we write it, I call the listing agent to find out what matters to their seller. It also helps a lot if your Tuscany home is already listed, priced right and getting showings. A sale condition attached to a home that isn't on the market yet is a much harder sell.

Our Beltline condo has been on the market for two months, and we've already found a townhouse in Evanston. What should we do?

First, two months isn't unusual for an apartment right now. CREB's September 2026 numbers show apartments averaging 55 days on market across the city, with 5.29 months of supply and selling for 96.10% of list on average. So we look hard at three things: your price against recent sales in your building, how the unit shows, and how many showings it's getting. Then we decide whether the Evanston offer should be conditional on your sale, or wait until you have a firm deal. I'll be honest with you if the price is the problem.

Can we get the same possession date for the house we're selling and the one we're buying?

That's always the goal, and I negotiate for it on both contracts. It isn't always possible, though, because the other buyer and the other seller have their own dates. When the dates don't match, a short overlap (you own both for a few days) or a short gap (you need a place to stay) are the usual trade-offs. A lender can tell you whether bridge financing covers an overlap. I keep both lawyers informed so funds from your sale are where they need to be for your purchase.

We're selling the Airdrie house we've lived in for 22 years and buying a smaller place in Okotoks. Do we owe tax on the gain?

Usually not on your home. CRA says that when you sell your principal residence, you generally don't pay tax on the gain if it was solely your principal residence for every year you owned it. You do have to report the sale and designate the property on Schedule 3, and CRA has only allowed the exemption if you report it since the 2016 tax year. Rentals, a suite or business use can change the picture, so check with your accountant. On the real estate side, my team has at least 55 recorded sales in Airdrie and at least 19 in Okotoks. If this is a downsizing move, my downsizing page covers that side.

The first step either way is knowing what your current home will sell for, so start with a free home evaluation. If you are selling in the southeast, my Cranston real estate page shows recent prices there, and the community price guide covers the rest of the city.

How do I start planning a buy-and-sell move in Calgary?

Start with a realistic value for the home you have now. Request a home evaluation, call 403-774-7447, or reach us through the contact page, and we'll build the timing plan from there.

Every buy-and-sell plan starts with a realistic number for the home you have.
