McKenzie Towne, Calgary: What Each Step Up the Housing Ladder Costs in 2026

by Ben Sweet

TL;DR
  1. McKenzie Towne is a 1995 New Urbanist suburb in southeast Calgary, planned around a walkable High Street, with 17,505 residents at the 2021 Census.
  2. Its homes form a price ladder: 2026 medians so far run from $265,200 for an apartment condo to $395,000 for a row home, $488,000 for a semi and $620,000 for a detached house (CREB).
  3. The only mandatory community fee is the McKenzie Towne Council's $235 a year (2026).
  4. It suits first-time buyers, young families and owners who want to trade up without changing neighbourhoods.
  5. Ben Sweet & Associates has at least 25 recorded sales in McKenzie Towne since 2016 — 11 helping buyers, 14 for sellers — plus 15 verified client reviews from McKenzie Towne clients (team transaction records and review platforms, as of October 2026).

Short answer: CREB put the benchmark for a typical detached McKenzie Towne house at $624,300 in September 2026, and all homes together were $474,600, about $92,000 under the Calgary-wide benchmark. Condos and row homes sell for much less. I'm Ben Sweet, and we've closed at least 25 recorded McKenzie Towne sales since 2016.

What does each step up the McKenzie Towne ladder cost in 2026?

Few Calgary suburbs let you buy a first condo, move to a townhouse, then a semi, then a detached house, all within walking distance of the same coffee shop. Here is what each rung has cost so far this year:

RungMedian price, 2026 YTDStep from the rung belowSales, 2026 YTDAvg. days to sell
Apartment condo$265,200–7046
Row / townhouse$395,000+$129,8007643
Semi-detached$488,000+$93,0002340
Detached house$620,000+$132,00013427
All homes$475,00030336

Data: CREB Housing Data Map, McKenzie Towne, 2026 year to date as of November 1, 2026 (includes preliminary October), read November 2, 2026.

The full climb from a condo to a detached house cost about $354,800 at those medians. The bottom rungs got cheaper this year: the apartment median is down 11.89% and the row median down 7.44% against 2025, while the detached median slipped only 0.80%. If you own a condo here and want a house, that narrowing gap works against you; if you own a house and want to downsize inside the community, it works for you.

Detached houses also sold fastest, in 27 days on average. In preliminary October, though, the 7 detached sales took 47 days, and 25 detached homes were listed at month end, so the pace has cooled heading into winter.

Next door, CREB's September 2026 detached benchmarks put McKenzie Towne ($624,300) level with New Brighton ($634,900) and Copperfield ($618,800), and well under Cranston ($742,600) and Auburn Bay ($780,800). Every community's numbers are on my Calgary home prices by community page.

Why was McKenzie Towne built to keep people in the neighbourhood?

Because that was the design brief. Carma Developers broke ground in 1995 with a plan by Duany Plater-Zyberk & Co., the firm behind Seaside, Florida, making McKenzie Towne one of the first New Urbanist projects by a Canadian developer (Congress for the New Urbanism, 2002). The original vision was 12 neighbourhoods on 2,400 acres. Carma cut it to four neighbourhoods on about 950 acres with a town centre, and built New Brighton, a conventional suburb, on part of the remaining land.

The idea of a ladder came from the developer's side too. In 2012 the community's general manager told CREB Now that buyers can "start with entry-level housing before making their way into middle or high end and then into senior-level accommodations," with the seniors' buildings at the end of High Street overlooking the pond.

That mix is still visible in the 2021 Census: 52% of homes are detached houses, 10% semi-detached, 16% row houses and 22% apartments in low-rise buildings. Calgary as a whole has 10% row houses, so McKenzie Towne has a larger share of the middle rungs than most of the city.

How many McKenzie Towne homes has Ben Sweet & Associates sold?

Ben Sweet & Associates has at least 25 recorded sales in McKenzie Towne since 2016 — 11 helping buyers, 14 for sellers — plus 15 verified client reviews from McKenzie Towne clients (team transaction records and review platforms, as of October 2026).

When I sorted those 25 files by street, one pattern stood out that I haven't seen in any other community we work in:

  • Elgin is half our McKenzie Towne business. 12 of the 25 recorded sales are in Elgin, split exactly 6 for buyers and 6 for sellers. Prestwick has 4, the apartment condos 4, and Inverness 2.
  • Lately it's mostly sellers calling. Since January 2023, 8 of our 12 McKenzie Towne sides were listings. All three of our 2026 sales there so far were for sellers.

My read: a community where 62% of homes went up between 2001 and 2010 now has a lot of long-time owners ready for the next rung, up or down. Some of our sellers were our buyers first.

Elgin, Prestwick, Inverness, High Street: what changes block to block?

Elgin
The widest mix of house styles. Wikipedia lists six European-inspired house styles here, from English Cottage and Tudor to Italianate and Arts & Crafts. Elgin Hill has a limestone arch that was saved from demolition in downtown Calgary (CREB Now, 2012).
Prestwick
Home to Prestwick Common, a year-round park with a decorative fountain, and to St. Albert the Great School. Its northern edge runs along 130 Avenue SE, beside the big-box stores of South Trail Crossing.
Inverness
Centred on Inverness Square, with a large gazebo, a hockey rink and a skate park.
High Street
The town centre: a main street of shops anchored by a Sobeys, with the seniors' buildings at its end, by the pond.

What does the McKenzie Towne Council fee pay for?

Every McKenzie Towne title carries an encumbrance for the McKenzie Towne Council, a not-for-profit company. Membership is automatic, and you can't opt out. The fee for the year starting June 1, 2026 is $235, due June 30. It was $220 in 2020 and $226.60 from 2022 to 2025 (McKenzie Towne Council, HOA fees).

The money runs the Towne Hall and maintains amenities the developer installed that the City won't look after, plus extra care of parks, boulevards and open space. The Council says it has spent more than $5 million on capital assets over the past 15 years. Late fees accrue interest at prime plus 5%, and unpaid accounts go to collections after September 30.

That's a light load next to the lake communities. In Auburn Bay, owners pay between about $524 and $1,048 for 2026/27, depending on their lake tier. The McKenzie Towne Community Association is separate, voluntary, and costs $10 a year for residents.

Before you firm up: ask the seller for a paid-up Council statement. Before you list: have yours on hand; the buyer's lawyer will want it.

Who lives in McKenzie Towne, according to the 2021 Census?

The City of Calgary's McKenzie Towne community profile (2021 Census, published 2023) shows:

  • 17,505 residents in 6,955 households; children 14 and under make up 21% (Calgary: 18%).
  • 78% of households own their home (Calgary: 69%).
  • Median household income was $104,000 in 2020 (Calgary: $98,000).
  • 20% of homes built 1991 to 2000, 62% from 2001 to 2010, and 15% from 2011 to 2015. Very little has been built since.
  • 83% of workers drive themselves to work; 5% take transit.

The age of the stock matters if you're buying: most homes are now roughly 15 to 35 years old, the stage when shingles, furnaces and water heaters come due. Price that into your offer, or into your list price if you're selling.

Which schools are inside McKenzie Towne?

The Calgary Board of Education runs McKenzie Towne School, which opened on January 7, 2010, and McKenzie Highlands School, listed for Grades 4 to 9. The Calgary Catholic School District runs St. Albert the Great School on Prestwick Avenue SE. Designations change, so check your address with each board before you buy. Is now a good time to sell in McKenzie Towne?

It depends on your rung. Row homes were the tightest segment in preliminary October: 9 sales against 8 new listings. Apartment sellers face the weakest prices, with the median down almost 12% this year. Detached sellers are getting close to last year's prices but should expect a longer wait than in spring.

My advice for a winter listing here: price off this year's sales on your own rung, not last spring's, and lean on what makes the community different: the walk to High Street, the parks and the low Council fee. McKenzie Towne FAQ

Is McKenzie Towne the same place as McKenzie Lake?

No. They sit on opposite sides of Deerfoot Trail. McKenzie Lake, west of Deerfoot, dates from 1982 and has its own lake and residents association; McKenzie Towne, east of Deerfoot, broke ground in 1995 and has a pond, a High Street and the McKenzie Towne Council instead of a lake.

Can you get around McKenzie Towne without a car?

For errands, often yes: the High Street has a grocery store, cafés and services within walking distance of much of the community, which was the point of its design. For work, most people drive: 83% of employed residents drove themselves to work in the 2021 Census, and 5% took transit.

Are there high-rise condos in McKenzie Towne?

No. The 2021 Census found 1,535 apartments, every one in a building of fewer than five storeys. Apartments are 22% of homes, more than the city-wide 16% for low-rise buildings.

Does a tenant pay the McKenzie Towne Council fee?

The fee is registered against the title, so the owner owes it unless the lease says otherwise. Tenants who want access to Council amenities can be added through a designated resident form, according to the Council.

How do McKenzie Towne prices compare with New Brighton and Copperfield?

Close on detached houses, lower overall. CREB's September 2026 detached benchmarks were $624,300 in McKenzie Towne, $634,900 in New Brighton and $618,800 in Copperfield. For all homes, McKenzie Towne was $474,600, below New Brighton ($520,600) and Copperfield ($497,300), because so much of its stock is condos and row homes.
