What do homes cost in West Springs? In October 2026, CREB put a typical detached West Springs house at $1,100,300. That is about $112,000 above CREB's West district benchmark and $365,000 above Calgary's. Townhouses ($428,700) and apartments ($412,700) are the lower-priced way in, and they made up 78 of the 182 sales so far in 2026.
West Springs is where Calgary's southwest suburbs stop and Springbank's acreages begin. It is a young community, almost all of it built since 2001, with a main street of restaurants on 85 Street SW and, since December 2023, the completed West Calgary Ring Road reaching Old Banff Coach Road, its northern boundary. This page covers West Springs real estate as it stands in 2026: what each home type costs, how Wentworth differs from the original streets, the schools and commute, and what our own deals there show.

Where exactly is West Springs, and where does Wentworth start?
West Springs fills the strip of southwest Calgary between 69 Street SW on the east and the Springbank acreages on the west, with Old Banff Coach Road to the north and Bow Trail to the south. Cougar Ridge and Canada Olympic Park sit across Old Banff Coach Road, and Aspen Woods lies to the south (Wikipedia).
It was ranch land in the East Springbank area of Rocky View until the City annexed it in 1995. The City's planning for it began with the East Springbank II Community Plan in 1998 (West Springs Area Structure Plan), and the community was established in 2001 (CREB®Now, March 2021).
When people here say "Wentworth", they mean the western part of West Springs beyond 85 Street SW, built later and reaching into the aspen parkland. It is not a separate community. The City and CREB both count it as West Springs, so a Wentworth house and a house on the original streets east of 85 Street show up in the same statistics even though they often sell differently.
What do West Springs homes cost by type in 2026?
CREB's community data for October 2026, its latest full month, gives these benchmarks. The benchmark is CREB's price for a typical home of each type; the median is the middle actual sale so far this year.
| Home type | Benchmark, Oct. 2026 | Sales, 2026 YTD | Median sale, 2026 YTD |
|---|---|---|---|
| Detached | $1,100,300 | 93 | $1,190,000 |
| Semi-detached | not published | 11 | $661,000 |
| Row / townhouse | $428,700 | 42 | $537,750 |
| Apartment | $412,700 | 36 | $456,250 |
| All homes | $808,300 | 182 | $832,000 |
Source: CREB Housing Data Map, West Springs, read November 4, 2026. "2026 YTD" is 2026 year to date as of CREB's October 2026 report. CREB showed no October semi-detached figures for West Springs.
Two comparisons put the detached number in context. CREB's October 2026 detached benchmark was $988,400 for its whole West district and $735,100 for the city (CREB October 2026 stats package), so a typical West Springs detached house ran about $111,900 above the district and $365,200 above Calgary. Sales volume held steady: the 182 sales so far in 2026 matched the same stretch of 2025, while new listings were down 13.47%. Homes took 33 days to sell on average.

What is Ben Sweet & Associates' sales record in West Springs?
Ben Sweet & Associates has at least 19 recorded sales in West Springs since 2010 — 12 helping buyers, 5 for sellers, 2 for clients who both bought and sold — plus 14 verified client reviews from West Springs clients (team transaction records and review platforms, as of October 2026).
The pattern in those 19 deals is worth spelling out, because it is not the same as in our other communities:
| Period | Buyer side | Seller side | Bought and sold |
|---|---|---|---|
| 2010–2015 | 2 | 1 | 2 |
| 2016–2021 | 6 | 1 | 0 |
| 2022–2026 | 4 | 3 | 0 |
- Mostly buyers. 14 of the 19 involved a buyer we represented, and 12 of the 14 verified West Springs reviews involve buying.
- A Wentworth cluster. 6 of the 19 were on Wentworth streets west of 85 Street.
- More sellers lately. 3 of our 5 recorded West Springs deals from 2025 to 2026 were listings, after a decade that was almost all purchases.
- People arriving from elsewhere. Three of our West Springs reviews come from one Ontario family, two of them describing how they chose their home in a single weekend, and another couple first bought here when they arrived in Calgary.
Counts come from team transaction records and verified reviews and are minimums, not estimates. Rate-My-Agent ranked Ben Sweet #2 of 21 agents on its West Springs list, which uses only reviews from West Springs buyers and sellers (read November 4, 2026).
Is West Springs a sensible pick if you are moving to Calgary from another province?
It often is, mainly for the mountain access and the school setup below. In the 2021 Census, 31% of residents were immigrants (33% citywide), and 13% had moved in from outside Calgary in the previous five years (15% citywide), so newcomers are common here without being unusual for Calgary.
The hard part of buying from far away is time. One West Springs buyer described how we handled it:
“Ben was extremely flexible in accommodating everything from the time difference to us only being able to come to look at houses one weekend.”Irina R., buyer moving from Ontario
Relocation also shows up on the selling side. Some West Springs homes are sold by corporate relocation companies, and their contracts come with their own addendum. Esteban G. bought one:
“As we bought the home from a relocation company, Ben guided us through their corporate addendum to the contract to point out our real exposure and make sure we were comfortable accepting or pushing back some clauses.”Esteban G., buyer
My guide to relocating to Calgary covers timing a long-distance purchase, and our relocation services page explains how we run a one-trip search.
How do you get downtown, or out to the mountains, from West Springs?
Most residents drive. In the 2021 Census, 82% of employed West Springs residents drove to work (77% citywide) and 7% took transit (9% citywide). Just under two-thirds (64%) got to work in under 30 minutes, compared with 68% across Calgary.
- LRT: the West LRT's last stop, 69 Street station, opened on December 8, 2012, at 17 Avenue and 69 Street SW, just past West Springs' southeast corner. Route 51 (Discovery Ridge/West Springs) starts there.
- Ring road: the final section of the West Calgary Ring Road, from Highway 8 to Old Banff Coach Road, opened on December 19, 2023, completing Calgary's ring road.
Kindergarten to Grade 9: which schools are within reach of West Springs?
Two Calgary Board of Education schools split the grades for the community:
- West Springs School (Calgary Board of Education), kindergarten to Grade 4. It opened in September 2010.
- West Ridge School (CBE), Grades 5 to 9, opened in January 2017 for West Springs and Cougar Ridge students.
Several independent schools are a short drive away, including Rundle College, the Calgary French & International School, Webber Academy and the Calgary Waldorf School (CREB®Now). Ernest Manning High School is next to 69 Street station. School boundaries change, so check the CBE's school finder for any address you are serious about.

What is on 85 Street SW?
85 Street is West Springs' main street and the line where Wentworth begins. West 85th has more than 40 retail tenants: restaurants, a pub, shops and professional offices. Nearby are West Springs Village, anchored by a Shoppers Drug Mart, and West Springs Landing at 85 Street and 9 Avenue SW. The Westside Recreation Centre, with its wave pool, climbing wall and rinks, is nearby (CREB®Now).

How does West Springs compare with the rest of Calgary on age, income and ownership?
From the City of Calgary's West Springs community profile (2021 Census):
| Measure | West Springs | Calgary |
|---|---|---|
| Residents in private households | 11,560 | 1,291,790 |
| Aged 0 to 14 | 25% | 18% |
| Aged 65 and over | 7% | 13% |
| Median household income (2020) | $172,000 | $98,000 |
| Households that own | 88% | 69% |
| Single-detached houses | 70% | 55% |
| Homes built 2001 or later | 92% | 38% |
| Homes built before 1991 | 1% | 47% |
Percentages computed from the profile's counts. Of 3,740 occupied homes, 2,170 were built from 2001 to 2010 and 1,275 from 2011 to 2021.
So most West Springs houses were built from 2001 to 2021. For a buyer, that usually means checking the age of the original roof, furnace and hot water tank rather than the older wiring and foundations of an inner-city house.
