Relocating to Calgary? How My Team Helps You Buy From Out of Province

TL;DR

  • We narrow neighbourhoods by phone or video before you visit, so your trip is for deciding, not touring.
  • Calgary's detached benchmark ran from $476,200 (East district) to $993,700 (West district) in September 2026, so where you buy changes the budget a lot.
  • Alberta has no provincial sales tax and no land transfer tax; you pay Land Titles registration fees instead.
  • Talk to me before you book flights: 403-774-7447 or the contact form.

If you're moving to Calgary from Ontario, B.C., another province or another country, you're trying to pick a neighbourhood in a city you may have seen once, on a schedule set by a new job or a school year. My job is to shrink that unknown. Before you fly in, I narrow the map down to the communities that fit your budget, commute and kids. Then I make your viewing trip, or a video walk-through if you can't travel, count.

What should I tell a Calgary realtor before relocating?

Tell me where you'll work, whether you have school-age kids, the home type you want, your firm move date, and whether nearby towns are on the table. Those answers narrow the map before you visit.

The relocation intake

  • Where will you work, and how often will you actually commute downtown or across the city?
  • School-age kids? Public, Catholic, or a specific program? (Schools are assigned by address, so this narrows the map fast.)
  • Detached, semi, townhouse or condo, and how much yard and garage do you need for a Calgary winter?
  • Your firm move date, and whether you're selling a home where you live now.
  • Are you open to Airdrie, Cochrane or Okotoks, or do you want to be inside city limits?
  • Can you visit? For how many days? If not, who will view homes with me on video?

How do Calgary's quadrants and districts work for newcomers?

Calgary splits into NE, NW, SE and SW, and every address ends with its quadrant. CREB groups the city into districts, and detached prices vary widely between them, from the West to the East.

Calgary is divided into four quadrants (NE, NW, SE and SW), split by Centre Street, the Bow River and Memorial Drive, and every street address ends with its quadrant. CREB groups the city into districts, and detached prices vary a lot between them:

CREB districtDetached benchmark, Sept 2026
West$993,700
City Centre$981,300
North West$781,400
South$709,400
South East$698,900
North$640,200
North East$556,600
East$476,200

Nearby towns had these September 2026 benchmarks (all home types): Airdrie $505,800, Okotoks $606,800, Chestermere $690,200. For a lifestyle view of the city's neighbourhoods, see my family neighbourhoods guide and prices by community.

Can I buy a home in Calgary before I move there?

Yes. We build a shortlist from wherever you live now, price-check homes before you travel, then tour in person or on video. Offers and documents can be signed electronically.

  1. Shortlist from home. After the intake call I send listings and community notes, and we cut the list based on your reactions.
  2. Price check before you travel. For homes you like, I pull comparable sales so you know which ones are priced right.
  3. The viewing trip, or video. I line up showings in a sensible order so you see the most in the time you have, and I'll add homes based on what you liked that morning. If you can't come, I walk homes on video and tell you what the camera doesn't show.
  4. Offer from anywhere. Offers and documents can be signed electronically. I negotiate, and I explain each condition, including inspection and financing.
  5. Conditions and closing from a distance. I coordinate the inspection, your lender and your Alberta lawyer, and keep you updated until possession.

What do I need to register after moving to Alberta?

Register for Alberta health coverage within 3 months, then exchange your driver's licence and switch your vehicle registration within 90 days. Property tax runs about $6.65 per $1,000 of assessed value in Calgary for 2026.

  • Health care: if you're moving from another province and staying 12+ months, register for Alberta Health Care Insurance Plan coverage within 3 months. Coverage starts on the first day of the third month after you establish residency, and you can keep using your old card until then.
  • Driver's licence: exchange it at a registry agent within 90 days of becoming a resident. From another province, a Class 5 exchange needs no knowledge or road test.
  • Vehicle: switch to Alberta registration within 90 days. Ask your registry agent whether you need an out-of-province inspection.
  • Property tax: Calgary's 2026 residential rate is 0.0066499 of assessed value, about $6.65 per $1,000.

Has Ben Sweet's team helped families relocate to Calgary?

Yes, many clients arrived from out of province. Team records show at least 19 recorded sales in West Springs and 13 in Aspen Woods, two communities relocating families often ask about.

I've been licensed since 2002, and Ben Sweet & Associates has sold over 2,000 homes since then. As of November 1, 2026, our RankMyAgent team page shows 714 verified reviews at 4.99 out of 5. Plenty of those clients arrived from out of province. In two west-side communities relocating families often ask about, my team has at least 19 recorded sales in West Springs (where I'm ranked #2 of 21 agents on Rate-My-Agent, October 2026) and at least 13 in Aspen Woods (ranked #3 of 20) (team records and verified reviews, October 2026).

"We were moving to Calgary from Ontario and Ben was extremely flexible in accommodating everything from the time difference to us only being able to come to look at houses one weekend… Based on what we liked on the first day, he suggested some properties that we didn't pick to see initially… that is how we found the house and the neighborhood that we love."
Irina R.
"We could not afford to fly here to view homes so we put our trust in Ben and his video skills. We did not know any Calgary areas or know anyone who lived here."
Jarrett B.

What do people moving to Calgary ask us, and what would we advise?

Where their budget and school needs fit, and how to buy well from a distance. Detailed questions from families and professionals relocating here, with the numbers and steps that apply to each.

We're moving from Toronto next summer with kids aged 7 and 12. Where should we look for a detached home around $750,000 with good schools, a reasonable downtown commute and a safe feel?

At $750,000 you're shopping right at Calgary's typical detached price, so most of the city is open to you except the west side and the inner city. CREB's September 2026 detached benchmarks: North $640,200, South $709,400, Southeast $698,900, Northwest $781,400, West $993,700 and City Centre $981,300.

For a downtown commute, I'd shortlist family areas near a CTrain line first: the Red Line through the northwest around Crowfoot and Tuscany, the Red Line south along Macleod Trail, and the Blue Line west toward 69 Street near Signal Hill. My team has at least 19 recorded sales in Tuscany and 14 in Signal Hill.

For schools, the Calgary Board of Education assigns a designated school by home address, so we check every serious house in its Find a School tool. For safety, the Calgary Police Service publishes crime statistics by community, which you can compare yourself.

One pleasant surprise coming from Toronto: there's no land transfer tax here. Registering a $750,000 transfer costs about $800 in Land Titles fees. Our family neighbourhoods guide goes deeper.

We're relocating from Vancouver. Do school boundaries really decide where my kids go? We like West Springs and Aspen Woods for schools. How do I confirm a house is in the right area before buying?

Yes. The Calgary Board of Education assigns each child a designated school based on home address and program, so the address decides it, not the community name.

Here's the check I run on every house we're serious about. First, enter the exact address in CBE's Find a School tool for the 2026–27 year and open the attendance area map. Second, look at whether that school is in lottery or overflow status. Overflow can mean a full school, with new students sent to another one. Third, if you're Catholic or considering it, check the Calgary Catholic School District as well. It gives priority to Catholic students in a school's attendance area. Finally, call the school office to confirm, and keep the offer conditional until you have.

Price-wise, these are west-side communities. CREB's September 2026 West district detached benchmark was $993,700. You'll also skip B.C.'s property transfer tax and pay Alberta's Land Titles fees instead.

My team has at least 19 recorded sales in West Springs and 13 in Aspen Woods, so we can walk you through the different pockets of each.

We're immigrating from the UK in March and can't visit first. Can we buy a Calgary house sight unseen with virtual showings, and how do mortgages work for newcomers?

Yes, if your status allows it. The federal ban on non-Canadians buying homes in urban areas currently runs to January 1, 2027 (CMHC). It doesn't apply to permanent residents. On a work permit, you qualify if you have at least 183 days left on it and buy only one home. Confirm the rule in force with your lawyer before you sign.

For financing, CMHC's Newcomers product covers permanent residents and work-permit holders with no minimum time in Canada. If you have no Canadian credit, it may accept an international credit report or a reference letter from your UK bank. Get a lender talking to you months before March.

Buying remotely has worked for our clients. One family who couldn't afford to fly out wrote in their review that they bought through my video walk-throughs. I'll show you homes live on video and record the details listings leave out. Your inspector can walk you through the findings on a call.

Arrange signing early with an Alberta lawyer, and confirm wire instructions by phone. The relocation guide has the rest.

I'm a single mom moving from Regina with one child and under $500,000. Airdrie, Okotoks, Cochrane or Calgary itself: which is safest, most affordable and has good schools?

On Statistics Canada's numbers, Cochrane, Airdrie and Okotoks all had less, and less serious, reported crime than Calgary in 2025, Airdrie comes closest to your budget, and Okotoks' public high school rates highest of the three towns. The 2025 Crime Severity Index was 36.70 in Cochrane, 42.67 in Airdrie and 45.78 in Okotoks (municipal RCMP), against 62.94 for Calgary and 90.62 for Alberta (Statistics Canada). Inside Calgary it varies by community, so check any address on the Calgary Police data portal.

Price, using CREB's all-homes benchmark for each, September 2026 (CREB): Airdrie $505,800, Calgary $566,700, Cochrane $575,400, Okotoks $606,800. All four sit above $500,000, so expect to shop townhouses, duplexes or older homes.

Schools: the Fraser Institute's 2025 Alberta high school report card rates, out of 10, Foothills Composite in Okotoks 7.4, Airdrie's George McDougall 6.9, Bert Church 6.2 and W.H. Croxford 5.9, and Cochrane High 6.7 and Bow Valley 6.0. Calgary's CBE high schools run from 9.0 (Western Canada) to 4.8 (James Fowler). Schools are assigned by address, so we check each house's designated school before you offer.

My team has at least 55 recorded sales in Airdrie, 23 in Cochrane and 19 in Okotoks.

I'm a Halifax nurse starting at Foothills hospital. I want a condo or townhouse under $450,000, within 20 minutes of work, but I don't know Calgary. Can you show me homes over video?

Yes. Under $450,000 near Foothills Medical Centre buys a comfortable condo, or a townhouse at the edge of your budget. CREB's September 2026 Northwest benchmarks were $274,900 for an apartment and $434,000 for a row home. City Centre apartments were $297,900.

Foothills sits in the northwest by the University of Calgary. Varsity, University District, St. Andrews Heights, Brentwood, Sunnyside and West Hillhurst are the areas I'd start with. My team has at least 15 recorded sales in Varsity, 12 in Sunnyside and 10 in West Hillhurst.

Shift work changes the commute test. We'll check each address at your real start times, by car and by transit, because early and late service is thinner.

Video works well for this. I walk you through each home live, then you fly in for the final two or three. Remember to register for Alberta health coverage within three months of arriving. Coverage starts on the first day of the third month, so keep your Nova Scotia card until then.

Our condo service page explains how we vet buildings.

We're moving from Edmonton for my husband's job and want a small-town feel in Cochrane or Okotoks, with a bigger lot and good elementary schools, around $800,000. Can we buy before we move?

Yes, and $800,000 puts you comfortably above the typical price in both towns, so lot size becomes your main filter. CREB's September 2026 total residential benchmark for Okotoks was $606,800.

The two markets feel different right now. Okotoks was tight in September 2026, with a 76% sales-to-new-listings ratio and just over two months of supply. Good lots there go quickly. Cochrane had about five months of supply, and new homes made up nearly 30% of its listings this year. Note that new subdivisions tend to have smaller lots, so a bigger yard often means an older street.

Schools are assigned by address: Rocky View Schools in Cochrane, Foothills School Division in Okotoks. We check each house's designated elementary school before you firm up.

Buying before moving usually comes down to your Edmonton sale. Either you make your purchase conditional on selling, or you arrange bridge financing with your lender. Our buy-and-sell timing page walks through both. My team has at least 23 recorded sales in Cochrane and 19 in Okotoks.

We're an American family with three kids moving to Calgary next summer. Can we buy before arriving as non-residents, what are the foreign buyer rules, and where do families settle?

Maybe, depending on your status on the purchase date. Canada bars non-Canadians from buying homes in census metropolitan areas, Calgary included, until January 1, 2027 (CMHC); check for an extension before offering. Permanent residents are exempt, and a work-permit holder with 183 or more days remaining can buy a single home (regulations). A breach can bring a fine of up to $10,000 and a court-ordered sale. Alberta's separate foreign-ownership limits apply to rural land, not a house inside Calgary (alberta.ca).

Nobody publishes where Americans settle, so choose by what matters for five people: four bedrooms, the designated school and the commute. Detached benchmarks averaged over January to October 2026 (CREB data map):

  • Evanston, north: $678,700
  • Sage Hill, north: $695,566
  • Auburn Bay, southeast lake community: $772,555
  • Royal Oak, northwest: $798,122
  • Signal Hill, southwest: $958,333

Look up every shortlisted address in CBE Find a School for each child's grade, get a Canadian lender's pre-approval, and ask an Alberta lawyer to read the offer. We can show homes by live video before you arrive.

We're coming from Mississauga with about $900,000 from our sale and want to buy in Calgary or Airdrie mortgage-free or close to it. Where do we get the most house?

Mortgage-free is very doable here. Airdrie gives you the most house per dollar, and much of Calgary is open too. CREB's September 2026 benchmarks: Airdrie's total residential price was $505,800. Calgary detached ran $556,600 in the Northeast, $640,200 in the North, $698,900 in the Southeast and $709,400 in the South. So $900,000 buys well above the typical detached home everywhere except the West and the inner city.

I'd still leave money unspent. Budget for Land Titles fees (about $900 to register an $850,000 transfer), legal costs, moving, and a real cushion. Calgary property tax at the 2026 rate runs about $4,990 a year on a $750,000 home.

Timing is the risky part. If your Mississauga sale closes after your Calgary purchase, you'll need bridge financing even if you plan to be mortgage-free, so line up both closing dates with your lender and lawyer early. Ask your accountant about the principal residence exemption on the Ontario sale.

My team has at least 55 recorded sales in Airdrie.

My oil and gas employer is transferring me with a relocation package, and I have one January weekend to house hunt. We need a four-bedroom in a good southwest school area. Can your team handle that?

Yes, and the work happens before the weekend. Our reviews include buyers flying in on tight schedules. One couple had an online search running within a day of contacting us and saw every home on their list during a two-day trip.

Here's my plan for you. Send me your relocation package first. Many have rules on approved suppliers, what gets reimbursed and which receipts they need. Next, we narrow things down on video and pull CBE school designations for each address. You arrive to a shortlist of about ten homes, with an inspector on standby for Monday.

Price shapes what southwest means for you. CREB's September 2026 detached benchmark was $993,700 in the West district and $709,400 in the South. A four-bedroom in Woodbine, Evergreen or Bridlewood costs less than one in West Springs or Aspen Woods.

January has advantages. Fewer buyers are out, and homes averaged 44 days on market in September (CREB). But snow hides roofs and grading, so we write inspection conditions to match.

We're retirees moving from Victoria to be near our grandkids in Evergreen and want a bungalow or bungalow condo under $600,000. What should we know about winters, property tax and healthcare?

Start with healthcare. Register for the Alberta Health Care Insurance Plan within three months of arriving. Coverage starts on the first day of the third month, so keep your B.C. card active until then.

Property tax is simple to estimate. Calgary's 2026 residential rate is 0.0066499, about $3,990 a year on a $600,000 home. If either of you is 65 or older, Alberta's Seniors Property Tax Deferral Program lets the province pay your taxes as a low-interest home-equity loan, repaid when you sell. You'll also pay only GST here, with no provincial sales tax.

Winter is colder and snowier than Victoria, with mild chinook spells in between. That's why many retirees favour bungalow condos where the fees cover snow removal. Check the bylaws to confirm, and look for an attached garage and no stairs at the entrance.

Under $600,000, a bungalow condo near Evergreen is more realistic than a detached bungalow. CREB's September 2026 South district detached benchmark was $709,400. My team has at least 11 recorded sales in Evergreen. See our downsizing services too.

What else do people moving to Calgary ask?

Hypothetical families, real questions. These are the kinds of messages I get from people planning a move to Calgary.

We're coming from Ontario. What will we save, and what will catch us off guard, on the money side of buying in Calgary?

Two things surprise Ontario buyers in a good way. Alberta has no provincial sales tax, and there's no percentage land transfer tax. You pay Land Titles registration fees instead: $50 plus $5 per $5,000 of value or part thereof, so $650 on a $600,000 transfer under the October 1, 2026 schedule, plus a similar fee to register the mortgage. On the other side, budget for property tax. Calgary's 2026 residential rate is 0.0066499 of assessed value, and the City's 2026 median single-family assessment was $706,000. Lawyer fees, inspection, insurance and moving costs are extra. The full cost picture is in my closing costs guide.

We have to sell our house in Ottawa and buy in Calgary at the same time. Can you help with both ends?

I'm licensed in Alberta, so I represent you on the Calgary purchase. I'm happy to talk with your Ottawa agent about timing so the two closings and the move work together. Your sale price there affects your budget here, so get your Ottawa agent's pricing early and share it with your lender. We can then make your Calgary offer conditional on financing, and on your sale if you need that protection. If you already own in Calgary and are moving within the city, my buy-and-sell page covers running both sides with one team.

If this will be your first home purchase in Canada, my first-time buyer service explains the federal programs, and if you are eyeing a brand-new build, here is how I represent buyers in new construction.
