Downsizing in Calgary: Selling the Family Home with Ben Sweet & Associates
TL;DR
- I help Calgary-area homeowners, often in their 60s, 70s and 80s, sell the family home and move somewhere that suits the next chapter.
- Adult children are welcome at every meeting; the homeowner makes the decisions.
- Right now (CREB, September 2026) detached homes are in balanced territory while condos and townhomes give buyers more choice, which can help downsizers on both ends.
- Talk to me at 403-774-7447 or request a home evaluation.

Downsizing is rarely about square footage. It's about leaving the house where the kids grew up, sorting through decades of belongings, and making a choice about where to live next, often while family members have strong opinions of their own. I've been licensed since 2002, and in my experience downsizing sales go best when the homeowner stays in charge the whole way through.
What do you get from us if you're the one moving?
You'll get a straight answer on what your home is worth, what your next home is likely to cost, and how to sequence the two. No pressure to move before you're ready.
How do we work with you if you're helping a parent move?
I'll keep you informed and include you in meetings, with your parent's OK, and I'll explain what legal authority you need if they can no longer sign themselves.
How do you plan a downsizing move for a senior parent in Calgary?
I break it into four conversations: where you're going next, the numbers on both homes, the order of moves, and the paperwork. Family, a lender or a financial advisor can join whichever ones matter.
| Conversation | What we work out | Who else may be involved |
|---|---|---|
| 1. Where next? | A villa, a condo, something near family, or a seniors' residence. Each points to a different budget and timeline. | Family; for care options, a health professional's assessment |
| 2. The numbers | What your home is likely to sell for, based on comparable sales, and what the next place costs, so you know what's left over. | Your financial advisor or lender |
| 3. The order of moves | Sell first, buy first with a condition, or try to match possession dates so you move once. | Your lender |
| 4. The paperwork | Who signs, any loans secured on title, powers of attorney, dower consent and tax reporting. | Your lawyer and accountant |
After those four conversations I take over the selling side: preparing the home for photos, listing it on MLS®, organizing showings around your routine, negotiating offers and working with your lawyer through to possession. If a parent is still deciding which agent should do this, my guide to choosing a realtor when your parents are downsizing lays out what to ask.
Is it a good time to downsize in Calgary in 2026?
In CREB's September 2026 numbers, detached houses had tighter supply than condos and townhouses. Downsizers often sell into the steadier market and buy where buyers have more room to negotiate.
CREB's September 2026 figures for the City of Calgary, the latest month published when I wrote this:
| Home type | Benchmark price | Months of supply | Avg. days on market |
|---|---|---|---|
| Detached | $739,400 | 3.31 | 38 |
| Row / townhouse | $412,400 | 4.45 | 50 |
| Apartment condo | $291,400 | 5.29 | 55 |
In plain terms: the bigger house you're selling sits in the steadier part of the market, and the smaller home you may be buying sits where CREB describes buyer market conditions. Benchmarks are a typical home, not yours; your own price comes from comparable sales.
What paperwork comes up when a senior sells their Calgary home?
Common items are deferred property taxes or a SHARP loan that come due on sale, an enduring power of attorney if a parent can't sign, dower consent, and reporting the principal residence sale to the CRA.
Worth checking before you list
- Deferred property taxes through the Seniors Property Tax Deferral Program become due when you sell; the caveat comes off title once it's repaid.
- A SHARP home repair loan works the same way: due on sale.
- If a parent can't sign, an enduring power of attorney may let their attorney sign the transfer; without one, a court trusteeship may be needed.
- Married, but only one name on title? The spouse's dower consent is still required.
- Selling your principal residence is usually tax-free, but the CRA still requires you to report it.
General information, not legal, tax or financial advice. Confirm your own situation with your lawyer, accountant or advisor.
Where in Calgary has Ben's team helped people downsize?
Downsizers often stay near home or move toward family. Team records show at least 19 recorded sales in Tuscany, 20 in Chaparral, 22 in Mahogany and 19 in Okotoks.
Downsizers often move within the same part of the city, or toward family in nearby towns. My team's recorded sales in a few of those areas: at least 19 in Tuscany, at least 20 in Chaparral, at least 22 in Mahogany and at least 19 in Okotoks (team transaction records and verified client reviews, October 2026). Overall, Ben Sweet & Associates has sold over 2,000 homes since 2002, and Google shows a 5.0 rating from 142 reviews (read October 31, 2026).
What do families say about downsizing a parent with Ben Sweet?
They talk about decisions made together as a family and about working alongside the parent, not around them. Ben Sweet & Associates has sold over 2,000 homes since 2002.
"We were selling a long time family home for a senior who was moving to a retirement residence, so there were a number of adults involved in all decisions as well as special needs to be considered in the showing and sale of the house. His extensive knowledge of the market and diplomacy enabled us to make great decisions as a family…"
"I also wanted someone that could work alongside my mother and myself rather than working on their own and just tell us what their doing. … It was imperative that my mother had a certain amount of money from the sale of her condo (within reason) to live a happy and healthy retirement living, Ben was able to accomplish that for us."
What are Calgary families asking about downsizing, and how would we handle each case?
Mostly what the move costs, where to go next, and how to make it a single move. Real downsizing questions from seniors and their adult kids, with the numbers and steps for each case.
My parents, late 70s, have lived in their Tuscany two-storey for 25 years. Stairs and clutter overwhelm them. Can someone line up the sale and the bungalow villa purchase so they move once?
Yes. The goal of moving once is mostly about lining up two possession dates, and that's my job. We find the villa or condo first, at least on paper, and write the sale of the Tuscany house with a possession date that meets it, ideally with a few days' overlap so the movers aren't racing the clock.
There are two ways to set up the paperwork. They can make an offer conditional on selling their house, or sell first with a long possession date and buy inside that window. Their lender can say whether bridge financing is available if the dates don't line up.
For the clutter, past clients describe my team bringing in cleaners and a handyman and taking the logistics off their plate. I'd start with a walk-through where your parents decide what moves with them, so the new floor plan drives the sorting.
One thing to check: if only one parent is on title, the other still signs a dower consent (Dower Act s. 2). My team has at least 19 recorded sales in Tuscany. Here's how we time a buy and a sale together.
We're empty nesters in Chaparral: about 2,800 sq ft, a walkout near the lake. Thinking of a villa or condo in Mahogany or Okotoks. Is now a good time, and what might ours sell for?
Yes, larger detached homes are selling steadily. A typical Chaparral house sits around $722,000 to $735,000 on CREB's numbers. A 2,800 sq ft lake walkout isn't typical, so its price comes from recent walkout sales, not the benchmark. In September 2026 the Chaparral detached benchmark stood at $722,600 (CREB). Over January to October 2026 it averaged $734,266, with 102 detached sales at a $727,950 median (CREB data map). Across Calgary, detached homes had 3.31 months of supply in September and sold for 97.90% of list on average.
Two things move your number most: whether you're inside the Lake Chaparral residents association area, where membership is mandatory and registered on title, and how much finished space is above grade. I pull the comparable lake walkout sales for a free evaluation.
On the buying side, Okotoks had just over two months of supply and a $606,800 benchmark in September 2026 (CREB), so line the purchase up early. Mahogany has a mandatory homeowners fee tied to title too, so add it to any villa's condo fee when you compare. My team has at least 20 recorded sales in Chaparral.
Dad has dementia and is moving into long-term care. I'm his attorney under an enduring power of attorney. Can I sell his Lake Bonavista house with the EPA, or do I need a court order?
Usually the EPA is enough, if it's in effect. An enduring power of attorney gives you authority over his financial decisions. Some EPAs take effect right away. Others start only once he loses capacity, and then, unless the document names who decides, two medical practitioners must declare it in writing (alberta.ca). Without a valid EPA, a family member would have to apply to court to become his trustee.
Land Titles accepts a transfer signed by an attorney under a power of attorney (manual TRF-1). If Dad is married and the only owner on title, his spouse still gives dower consent. Your lawyer will want the original EPA and any declaration early, before we list.
Tax-wise, a principal residence sale is usually tax-free, but it still has to be reported on Schedule 3 and Form T2091 (CRA). Tell his accountant.
Forty years in one home is a lot to sort. I plan it so you're not making every decision at once: what goes to care, what goes to family, then the clear-out, then the listing. If an estate follows, the authority changes, and I'll walk you through that too.
I'm 72, recently widowed, and alone in our 4-bedroom house. The kids say sell and move to a condo or seniors residence. What does selling cost, and is moving actually cheaper than staying?
Selling a typical Calgary house costs about $30,800 to $34,700, one time. A seniors' residence is a monthly cost, so compare a year of staying with a year there. On a $739,400 sale, CREB's September 2026 detached benchmark, my team's published rate (7.5% of the first $100,000, 3% of the remainder) works out to $26,682 plus $1,334.10 GST. The estimates on our selling-costs page cover the rest: legal fees near $1,000 to $1,500 plus GST, the City's $189 compliance certificate, $600 to $900 for an updated Real Property Report if required, and $1,500 to $4,000 for a move across town.
Staying: a $700,000 assessment means roughly $4,655 of 2026 property tax at roughly $6.65 per $1,000 of assessment (City of Calgary), before utilities, insurance, snow, yard and repairs.
Moving: CMHC's 2021 national survey averaged $3,075 a month for a standard seniors' residence space, about $36,900 a year, often including meals (FCAC). Ask each residence for its full fee list in writing.
If staying wins, the province's SHARP loan covers up to $40,000 of repairs when household income is $75,000 or less. No rush: I'll meet you and the kids together when you're ready.
We're in our late 60s, selling our Cochrane home for a no-stairs bungalow or villa in Cochrane or west Calgary. We want to buy first so we're never homeless in between. Can that work?
Yes. Buying first is very doable, but in Cochrane it needs honest pricing on the house you're leaving. In September 2026 the town had 163 new listings against 68 sales, about five months of supply (CREB). Sellers have competition there, so I'd price your home on recent sales, not on hope.
There are three ways to buy first. You can offer on the bungalow with a condition on selling your home, though sellers may accept another buyer if you can't firm up. You can buy firm and use bridge financing until your sale closes, which your lender must approve. Or you can buy firm with a long possession date and list right away. I'll map the dates and the risk of each on one page for you.
Many bungalow villas are condominiums, so check the fees, bylaws, reserve fund and any age rules. The corporation must provide its documents within 10 days of a written request (Condominium Property Act s. 44).
My team has at least 23 recorded sales in Cochrane, mostly helping buyers, so I know both sides of that market.
My 84-year-old mother-in-law moves to assisted living next month. Her Evergreen house needs updating and we have no time to renovate. Should we sell as-is, and can someone patient handle it?
Selling as-is is usually the right call on a one-month timeline. Renovating while also moving someone into care tends to cost more in stress than it adds in price. The house also doesn't have to sell before she moves. It can be listed empty, which makes showings easier.
As-is doesn't mean doing nothing. I'd focus on what buyers notice in photos and showings: a deep clean, burned-out bulbs, small repairs and clearing the rooms. My team can line up the same cleaners and handyman we use for other sellers. Then I price it against Evergreen sales of similar original-condition homes, not renovated ones, so the list price is believable.
Check two things early. First, who signs: your mother-in-law if she's able, or her attorney under an enduring power of attorney. Second, whether she deferred property taxes or took a SHARP loan. Those are repaid from the sale (alberta.ca). Also tell her insurer when the home becomes vacant.
My team has at least 11 recorded sales in Evergreen, and I'm ranked #2 of 36 Evergreen agents on Rate-My-Agent (October 2026). I go at her pace and explain everything twice if needed.
We're retiring, selling our acreage-style home near Calgary to move to Okotoks. Is a villa condo with fees smarter than a small bungalow without, and are there 55+ age-restricted communities there?
Neither wins by default. With a villa you pay a steady condo fee for upkeep; with a bungalow the costs come in lumps. Compare the monthly fee times 12 with a realistic yearly set-aside for roof, siding, snow and lawn. Okotoks offers both, plus a 55+ option:
- Villa bungalows in D'Arcy, north Okotoks: the developer announced 34 villas by Morrison Homes in 2018 (D'Arcy), and Sterling Homes builds bungalows there now.
- Calvanna Village on Community Way, an apartment condo its MLS® listings market as 55+.
- Seniors rentals on the Town of Okotoks list: Tudor Manor, Venvi the Heartland and Westwinds Communities.
CREB's January to October 2026 Okotoks averages: detached $693,966, semi $574,155, row $469,233 and apartment $284,088 (CREB data map). Check a villa's category before comparing.
Age rules: housing can be seniors-only if at least one person in each unit is 55 or over, and an existing adult-only condo has until January 1, 2033 to become either seniors-only or open to all ages (Alberta Human Rights Commission). Read any villa's reserve fund plan; an underfunded reserve leads to special levies. My team has at least 19 recorded sales in Okotoks.
We've owned our Altadore infill for 15 years. The kids are gone, and we'd like a smaller condo downtown or in Mission, with no rush. How should we time the sale and purchase?
With no rush, use the market's split to your advantage. You're selling into the steadier segment and buying into the softer one. In September 2026, Calgary detached homes had 3.31 months of supply, while apartments had 5.29 months and a $291,400 benchmark, down 8.28% in a year (CREB). That gives condo buyers room to negotiate.
So I'd usually sell the infill first, on your terms and with a possession date that suits you. Then you buy as a cash-ready buyer with no sale condition, which puts you in the strongest spot to negotiate. If you want a buffer, a longer possession on your sale gives you time to shop.
In Mission and downtown, the building matters more than the unit. I review the reserve fund study, special levy history, bylaws on pets and rentals, and the certificate of fees and arrears before you commit (Condominium Property Act s. 43.2). For an infill, buyers will compare yours with newer builds nearby, so I price it on finishes and layout, not just square footage.
My team has at least 16 recorded sales in Altadore and at least 8 in Mission. My notes on the Beltline condo market.
What else do downsizing families ask?
The people are made up; the situations are the kind families bring to me.
Mom's been deferring her property taxes through the province for a few years. She's ready to sell her house in Haysboro. What happens to that loan when she sells?
Under Alberta's Seniors Property Tax Deferral Program, the deferred taxes are a loan secured by a caveat on her title, and the loan automatically becomes due when she sells. In practice it's paid out of the sale proceeds on closing, and the caveat is discharged once it's repaid. It's worth telling me and her lawyer about it at the start, so the amount owing is part of her net-proceeds picture from day one. The same due-on-sale rule applies to a SHARP home repair loan, if she ever took one.
My wife and I are 72 and 74. Our kids want us to move into a seniors' place, but we're not sure we need care yet. What's the difference between the options, and should we be selling at all?
That's your decision, not your kids', and staying put is a real option. Alberta's own descriptions help: supportive living, which includes seniors lodges, is run by operators who set their own rents and services; continuing care homes are publicly funded, and access requires an assessment by a health professional; home care is publicly funded too, if staying home is the plan. Some couples simply want a smaller home, like a villa or condo, with no care at all. Before we talk about selling, I'd ask where you see yourselves in five years. If the answer is "right here," I'll tell you that's fine.
Mom is selling the house she's owned for 30 years and moving in with us in Airdrie. Does she owe tax on the gain, and is there anything she has to file?
Usually there's no tax on the gain if the home was her principal residence for every year she owned it, according to the Canada Revenue Agency. But she still has to report the sale: the CRA says the exemption is only allowed if the sale and the principal residence designation are reported on her tax return (Schedule 3 and Form T2091). A late designation may be accepted, with a possible penalty. Please confirm her situation with an accountant, especially if part of the home was ever rented out. My job is the sale; her accountant's is the filing.
Thinking of a condo for the next chapter? Here is how my team handles condo purchases and sales. If the home is being sold after a parent has passed, my estate and probate sale service explains the executor side, and a free home evaluation gives you a number to plan around. To see where your area's prices sit, check Calgary home prices by community.
