Chaparral Real Estate in Calgary: What a 1995-to-2015 Community Costs and What to Check (2026)

by Ben Sweet

TL;DR
  • Chaparral sits on Calgary's southern edge between Macleod Trail and the Bow River valley. It started in 1995, and 97% of its 4,175 occupied homes were built between 1991 and 2015 (2021 Census), so most houses here are roughly 10 to 35 years old.
  • CREB's September 2026 benchmark was $722,600 for a detached Chaparral home and $645,600 for all home types. Detached houses made up 102 of the 141 sales recorded so far in 2026.
  • Lake access isn't automatic: membership in the Lake Chaparral Residents Association is mandatory inside Lake Chaparral and registered on title, so check the title, not the listing photos.
  • It fits families after a yard and owners who plan to stay put (91% of households own), plus golfers: Blue Devil Golf Club is in Chaparral Valley.
  • Ben Sweet & Associates has at least 20 recorded sales in Chaparral since 2016 — 13 helping buyers, 7 for sellers — plus 12 verified client reviews from Chaparral clients (team transaction records and review platforms, as of October 2026).

Chaparral is mostly detached houses built from the mid-1990s to 2015 on Calgary's southern edge. Expect about $722,600 for a typical detached home (CREB benchmark, September 2026) and less for a semi, townhouse or condo. Because the houses are 10 to 35 years old, leave room in your offer timeline for a careful inspection.

Where I'm coming from: my team's Chaparral deals lean toward buyers, and about half of them were in the newer Chaparral Valley streets. Below is what the age of the housing, the lake rules and this year's sales mean if you're buying or selling a home in Chaparral.

How old are Chaparral's houses, and why does that matter?

Chaparral is a generation older than the southeast lake suburbs that came after it. The Chaparral Community Association says the community was established in 1995 around a 32-acre man-made lake and a 21-acre park with two waterfalls, and has since grown to include Lake Chaparral, Chaparral Ridge, Chaparral Ravine and Chaparral Valley. The 2021 Census shows how compressed the building years were:

Across Calgary, 47% of homes were built before 1991. In Chaparral it's about 2%. You won't find 1960s bungalows here, but you also won't find many brand-new builds, so a Chaparral house is usually far enough along that its original roof, furnace, water heater and windows have either been replaced or soon will be. That shows up in how buyers negotiate and how sellers should prepare (see the checklist further down).

Lake ChaparralThe original core around the lake. Lake membership comes with these homes and sits on title.
Chaparral RidgeOne of the pocket names the community association uses; you'll see it on street signs.
Chaparral RavineListed by the community association as its own part of Chaparral.
Chaparral ValleyThe newer southern pocket beside the river valley. It's home to Blue Devil Golf Club, and the Catholic board lists it separately in its school catchment.

Which Chaparral homes come with lake membership?

The Lake Chaparral Residents Association was set up in 1994 and runs the 32-acre lake and the 22-acre park around it. It describes membership as mandatory for anyone living within Lake Chaparral, registered as a legal encumbrance on the land title, and restricted to Lake Chaparral residents. In practice, two houses that both say "Chaparral" in the listing can differ on lake access, so the title search settles it.

Three things the association has published for the 2026–2027 year:

  • Members get two invoices, the annual membership fee and a new Capital Fee for long-term capital planning, both due July 1, 2026. Under its Articles of Association, membership fees can rise by up to the previous year's Consumer Price Index.
  • New owners pay a one-time $100 New Homeowner Setup fee and register with photo ID showing the title address.
  • The 2026 annual general meeting is Thursday, November 19, 2026.

Selling in spring or early summer? The July 1 due date lands in the middle of the busy season, so make sure the fee shows correctly on the statement of adjustments.

Source: CREB Housing Data Map, Chaparral, 2026 year to date including preliminary October figures, read November 3, 2026. Year-to-date sales were 15% lower than at the same point in 2025.

The preliminary October count was 11 sales, with 42 homes for sale at month end and 28 new listings. CREB's preliminary October benchmark was $704,800 for a detached Chaparral home. September 2026 is CREB's newest complete month, so I use it for comparisons:

September 2026 benchmarkDetachedAll homes
Chaparral$722,600$645,600
Sundance$751,900$749,700
Walden$686,300$529,600
Silverado$627,400$550,800
Cranston$742,600$602,100
City of Calgary$739,400$566,700

A Chaparral detached house benchmarks $16,800 under the citywide figure. The all-homes number, though, is $78,900 above Calgary's, because only about 5% of Chaparral's homes are apartments. The full table for 55 communities is on my Calgary home prices by community page. If you're weighing a resale here against something newer, my Mahogany and Auburn Bay pages cover the two big lake communities east of Chaparral, and McKenzie Towne is the townhouse-heavy option nearby.

How many Chaparral sales has Ben Sweet & Associates recorded?

Ben Sweet & Associates has at least 20 recorded sales in Chaparral since 2016 — 13 helping buyers, 7 for sellers — plus 12 verified client reviews from Chaparral clients (team transaction records and review platforms, as of October 2026).

Minimum counts. Deals found through client reviews are dated by the review, which usually comes shortly after closing. No sales were recorded in 2019 or 2020.

Two patterns stand out. Roughly two of every three of our Chaparral deals were on the buying side. And 9 of the 20 were on Chaparral Valley streets, the newest part of the community. In a community where 91% of households own their home, resale supply arrives a few listings at a time (11 sales in preliminary October), so buyers here need to be ready when the right house comes up.

What's around the edges of Chaparral?

Chaparral is bounded by Stoney Trail to the north, the Bow River valley to the east, 194 Avenue SE to the south and Macleod Trail to the west. The road along its north side used to be Highway 22X. It became part of Stoney Trail when the ring road's southeast leg opened on November 22, 2013, so Chaparral's north edge now joins Calgary's ring road.

At the south end, Blue Devil Golf Club sits in Chaparral Valley off 194 Avenue SE. It's an 18-hole public course on 200 acres along the Fish Creek pathways, with a 9-hole course called Lil Devil beside it. Most residents commute by car: 87% drove themselves to work in the 2021 Census (77% citywide), and 5% took transit.

Which schools are inside Chaparral?

Two elementary schools are in the community. Chaparral School, a Calgary Board of Education school, is on Chaparral Drive SE. St. Sebastian School, run by the Calgary Catholic School District, opened in September 2007. It has about 600 students from Kindergarten to Grade 6 and serves Catholic families in Chaparral, Chaparral Valley, Walden, Wolf Willow and Pine Creek. Junior high and high school designations can change from year to year, so check each board's school locator with the exact address before you buy. For how Chaparral compares with other family areas, see the best Calgary neighbourhoods for families in 2026.

How settled is Chaparral? Ownership, ages and income

The 2021 Census counted 12,500 people in Chaparral's private households. Here's how that compares with the city:

2021 CensusChaparralCalgary
Households that own their home91%69%
Single-detached houses79%55%
Residents aged 0 to 1421%18%
Residents aged 65 and over10%13%
Median household income (2020, before tax)$134,000$98,000

Semi-detached homes and row houses each made up 8% of dwellings, and apartments in low-rise buildings 5%. With 91% of households owning, there are relatively few rentals, and most homes that come up for sale are owner-occupied.

What should you inspect in a 20- to 30-year-old Chaparral house?

This is the list I go through with buyers here. If you're selling, it's also the list to get ahead of:

  1. Roof: ask what year the roof was last replaced and whether there's an invoice. If the shingles are original to a 1990s or early-2000s build, price that in.
  2. Furnace and water heater: both have a manufacture date on the label. Ask the inspector to read it rather than relying on the listing.
  3. Windows and doors: look for fogged sealed units and worn weatherstripping on the original windows.
  4. Plumbing: have the inspector identify the supply pipe material, including any polybutylene (poly-B), because insurers may ask about it.
  5. Basement: if it's developed, ask whether the work had City permits.
  6. Lake Chaparral homes: confirm the association membership is in good standing and how the July 1 fees will be adjusted at possession.

Sellers who can hand over dated receipts for a newer roof, furnace or windows give buyers less to negotiate on. My guide to what selling a house in Calgary costs in 2026 covers the costs, and the first-time seller services page walks through the steps.
