Mahogany Calgary Real Estate: One Lake, Two Price Tags and What Each Costs in 2026
- Two price tags: CREB's September 2026 benchmark was $803,000 for a detached Mahogany house but $555,100 across all home types, because a third of its homes are semis, townhomes and condos (2021 Census).
- Where it is: a southeast Calgary lake community that Hopewell Residential started in 2008, built around a 63-acre resident-only lake, a short drive from the South Health Campus in Seton.
- Who lives there: 13,860 people in the 2021 Census, 29% of them under 15, with 86% of households owning their home.
- Worth knowing: Westman Village adds 55+ and seniors' living on the lake, and a new CBE middle school is in design, targeting 2029–2030.
- Our record: Ben Sweet & Associates has at least 22 recorded sales in Mahogany since 2022 — 15 helping buyers, 7 for sellers — plus 5 verified client reviews from Mahogany clients (team transaction records and review platforms, as of October 2026).
Mahogany has two price tags. CREB's benchmark for a typical detached Mahogany house was $803,000 in September 2026, the highest of the eight southeast communities on my Calgary home prices by community table, yet all homes together came to $555,100. The difference is Mahogany's mix of condos, townhomes and semi-detached homes.
I'm Ben Sweet, and my team has worked on both sides of that gap. This page is for anyone weighing Mahogany real estate: the house buyer comparing it with Auburn Bay next door, the downsizer looking at a lakeside condo, and the owner deciding whether to sell a Mahogany home this winter.
Why do Mahogany's detached and all-homes prices sit about $248,000 apart?
Because Mahogany is not all houses. In the 2021 Census, 66% of its 4,715 occupied homes were single-detached, 11% semi-detached, 5% row houses and 18% apartments in buildings under five storeys. Sales so far this year follow the same split.
| Home type | Sold in 2026 year to date | Share of sales | Median price | Average days on market |
|---|---|---|---|---|
| Detached house | 221 | 57% | $760,000 | 38 |
| Semi-detached | 50 | 13% | $585,000 | 34 |
| Row / townhouse | 40 | 10% | $487,250 | 66 |
| Apartment condo | 75 | 19% | $370,000 | 67 |
| All Mahogany | 386 | 100% | $654,950 | 46 |
Source: CREB Housing Data Map, Mahogany, 2026 year to date as read November 3, 2026 (includes preliminary October sales). Total sales are down 9.2% from the same stretch of 2025.
The practical reading: a Mahogany condo has taken close to twice as long to sell as a house this year, and prices run from the high $300,000s to well past $800,000 inside one community. Preliminary October numbers point the same way, with 30 sales, 125 listings on the market and a detached benchmark of $792,600, a little under September's.
How many homes has Ben Sweet & Associates sold in Mahogany?
Ben Sweet & Associates has at least 22 recorded sales in Mahogany since 2022 — 15 helping buyers, 7 for sellers — plus 5 verified client reviews from Mahogany clients (team transaction records and review platforms, as of October 2026).
Mahogany is recent ground for us next to Cranston, where our records go back to 2015, or Auburn Bay (2017): every recorded Mahogany deal dates from 2022 on. Year by year, it looks like this.
| Year | For buyers | For sellers | Total |
|---|---|---|---|
| 2022 | 4 | 1 | 5 |
| 2023 | 0 | 2 | 2 |
| 2024 | 6 | 0 | 6 |
| 2025 | 3 | 2 | 5 |
| 2026 (to July) | 2 | 2 | 4 |
| Total | 15 | 7 | 22 |
Team transaction records and verified reviews, counted October 2026. Counts are lower bounds; addresses are never published.
The pattern is buyer-heavy. In 2024 every one of our six Mahogany deals was a purchase; 2025 and 2026 have been more even, with two seller sides each year. That fits a community where 92% of homes were built after 2010: not many owners have been there long enough to move on. Our five Mahogany reviews reflect the same mix, with a first-time buyer, a buyer who purchased from out of province, and a seller who planned to buy the next home with us.
What is Westman Village, and who is it for?
Westman Village is Jayman BUILT's lakeside village inside Mahogany. Its architects, NORR, describe a 13.6-acre site with about 900 homes across 20 buildings: rentals, condominiums, townhomes and seniors' housing, built around shared amenities. The developer lists 55+ active adult living and independent seniors' living with flexible care options, a 40,000 sq. ft. amenity centre, on-site restaurants and shops, and says the village was named Best New Community at the Canadian Home Builders' Association's 2022 national awards.
That matters for prices in two ways. It pulls Mahogany's all-homes benchmark down, because a seniors' suite or a one-bedroom condo trades far below a lakefront house. And it gives older Calgarians a way to downsize without leaving the south: in 2021 only 7% of Mahogany residents were 65 or older, against 13% citywide. If you are helping a parent with that move, my guide for families selling an aging parent’s home covers the paperwork side.
What's within reach of a Mahogany front door?
The Mahogany Homeowners Association runs the Beach Club. Hopewell Residential established the community in fall 2008, and it was named Calgary's New Community of the Year for 2009. For a lake community next door with a different fee set-up, see the Auburn Bay page.
Which schools serve Mahogany now, and what's being built?
- Mahogany School (Calgary Board of Education) opened in September 2022 and now runs kindergarten to Grade 5.
- Divine Mercy School (Calgary Catholic School District) is a K–6 school on Mahogany Boulevard, built for 750 students; the province lists the project as completed, 2016–2018.
- A new CBE middle school for Grades 7 to 9 and 1,215 students is in the initial design stage, targeting 2029–2030. Until it opens, check the CBE's school designation tool for the grades above elementary at a specific address.
Demand for those seats is real: 29% of Mahogany's 2021 population was 14 or younger, compared with 18% across Calgary. For a wider look at family areas, see my 2026 roundup of family-friendly Calgary areas, or compare with McKenzie Towne, an older southeast option with lower prices.
How young is Mahogany, and who owns there?
The City of Calgary's 2021 Census profile describes a young, owner-occupied community: 13,860 residents in private households, 86% of households owning their home (69% citywide), and a median household income of $142,000 in 2020 against $98,000 for Calgary. Almost everything is recent: 92% of homes were built between 2011 and 2021. Those figures are five years old and Mahogany has kept building, so today's numbers will differ.
On 2026 prices, a first home in Mahogany is most likely a condo or townhouse: the condo median so far this year is $370,000 and the row-home median $487,250.
Selling a Mahogany house or condo this winter: what changes?
| Selling a detached house | Selling an apartment condo | |
|---|---|---|
| 2026 median so far | $760,000 | $370,000 |
| Average days on market, 2026 | 38 | 67 |
| Your real competition | New homes and show homes in Mahogany's newer phases, plus resale houses in Auburn Bay and Seton | Other units in your own building and the rest of Mahogany's condo stock |
| What we would do first | Price against this year's resale sales, not builder list prices, and show what a finished resale includes that a new build may not (landscaping, fencing, window coverings) | Order the condo documents and reserve fund study before listing, and plan for a two-month window rather than a two-week one |
New-build competition is the Mahogany-specific wrinkle. When a buyer can walk through a show home a few blocks away, a resale needs a clear reason to win. My new build or resale guide explains how buyers weigh the two, and the cost of selling a Calgary home page shows what you would net. If timing is tight, see selling a Calgary house quickly; if this is your first sale, our first-time seller service walks you through it.
